Aeolus House is a recently renovated mid terrace cottage, tastefully presented and furnished to provide good quality holiday accommodation over four floors. The property is well equipped and in an ideal location from which couples or families can explore Dartmouth and the surrounding coastline.

LOCATION The property is in Newcomen Road, just a minute or so (mostly level) walk from Dartmouth's boutiques, restaurants and tea rooms, as well as the picturesque River Dart. Blackpool Sands beach is just a 5-10 minute drive away whilst Woodlands Leisure Park is just three miles outside of Dartmouth.

ENTRANCE The cottage is accessed directly from Newcomen Road at the ground floor level with access to a small but very well presented SITTING ROOM with leather sofa and chair, LCD TV, DVD player, open fireplace (coal only) and card/reading table with two chairs.

KITCHEN/DINING ROOM On the lower ground floor level is a very well equipped kitchen presented to a very good standard with a range of white units and wood laminate flooring. Appliances include a four-ring gas hob, electric oven, microwave, fridge/freezer, dishwasher and washer/dryer (in separate cupboard). Hardwood dining table with six chairs.

BEDROOMS On the first floor is a cosy bedroom with double bed and wardrobe. On the second floor is a lovely master suite with King size bed, drawers and wardrobe. The bedroom extends out to a sunny sitting area (at the top of the stairs) with a sofa-bench, chair and Juliet balcony with views over the River Dart. Fully tiled en suite shower room with shower cubicle, w.c., wash-hand basin and heated towel rail. *N.B A small bunk bedded room (for 1-2 children only) is available on request for an additional £100.00 per week. N.B. All duvets, pillows and bed linen provided - tenants need to bring or hire all towels.

BATHROOMS In addition to the en suite shower room (above) is a family bathroom on the first floor with bath, shower (over), w.c. and wash hand basin.

PARKING **A parking pass is provided for the long-stay car park (May - October)

OTHER INFORMATION Gas fired central heating and hot water. Strictly no smoking or pets permitted.
