LOCATION Situated on the hillside overlooking the town and the River Dart, approximately 8-10 mins walk into the centre of Dartmouth famed for its local shops and restaurants.

VIEWS Elevated views, across the valley, and down to the river from the sun terrace and second floor balcony.

ENTRANCE Down a few steps at the rear of the property leading to sitting room.

KITCHEN/DINING ROOM Overlooking the valley and located on the lower ground floor at the front of the property. The kitchen comprises electric oven and grill, 4-ring hob, microwave and fridge (with freezer compartment). Washing machine as well as some cupboard space. The dining area has a large dining table with six chairs.

SITTING ROOM The sitting room has comfortable seating that includes two large sofas and an armchair, TV/video, DVD and stereo. Large bay window that allows in plenty of daylight and provides lovely views of the surrounding valley and countryside.

BEDROOMS Three in total. Master bedroom on top floor with 4'6'' double bed and chest of drawers, patio doors leading to private balcony with fabulous views. Bedroom two on ground floor has a 4'6'' double bed, wardrobe and plenty of shelving. Bedroom three is a twin bedded room with 2'6'' single beds, built-in wardrobe, wash hand basin, feature fireplace, vanity unit and valley views. N.B. Linen and towels provided.

BABY FRIENDLY FACILITIES A High chair and travel cot are available.

BATHROOMS Large family bathroom, with w.c., wash-hand basin, bath and shower cubicle. Shaver point and light. There is also a separate cloakroom with w.c. and wash hand basin.

OUTSIDE Sun terrace located to the front of the property next to the kitchen.

PARKING *On road parking to the rear of the property usually available.

OTHER INFORMATION This cottage has gas central heating. One well behaved pet allowed.
