LOCATION The property is found towards the lower end of Ridge Hill (overlooking Coronation Park and opposite the Royal Naval College) just a few minutes downhill walk into Dartmouth and its array of boutiques, galleries, restaurants and tea rooms, as well as the picturesque River Dart.  Blackpool Sands beach is just a 5-10 minute drive away whilst Woodlands Theme Park is just 3 miles outside of Dartmouth.

ENTRANCE The main entrance door leads via a lobby into a hallway with timber flooring throughout.  Level access to the living accommodation whilst stairs lead up to the first floor bedrooms and bathroom.

SITTING/DINING ROOM.  On the ground floor, and with lovely views, is a comfortably furnished sitting room two double sofas, chair, coffee table, wood-burning stove, flat-screen TV and DVD player.  This room opens into a good sized dining area with oak table and six chairs, CD player, a selection of board games and French doors that lead out to the rear terrace.

KITCHEN With fitted units, large range cooker with six gas burners and two electric ovens, fridge, freezer, dishwasher, microwave and small breakfast bar with two chairs.  Door to terrace.  Adjacent to the kitchen is a UTILITY AREA with sink, tumble drier and washing machine.  Separate CLOAKROOM with w.c.

BEDROOMS Four in total.  On the first floor is a good sized double bedroom suite with Double bed, oak bedside units, drawers, wardrobe, rocking chair and river views.  Also at first floor level is a second double room with brass-framed Double-size bed, bedside units, bookshelves and fitted wardrobe, and a twin room with two pine single beds, bedside unit, drawers, hanging rail, feature fireplace and basket of toys for young children.  On the second floor (accessed via a narrow set of wooden stairs) is an en suite double bedroom built into the roof space.  This spacious room has a King-size metal framed bed, bedside units, two sets of drawers, hanging space, dressing table and chair, and TV.  The en suite is split, with fully tiled wet room to one side of the room, and w.c./wash-hand basin on the other.  N.B. All duvets, pillows, bed linen and towels (excluding beach towels) are supplied.

BATHROOMS In addition to the en suite (above) is a family bathroom on the first floor incorporating bath (with hand-held shower), w.c. and wash-hand basin.  There is an adjacent but separate fully tiled room with power shower. 

OUTSIDE To the rear of the house is an attractive and private walled south west facing terrace/garden over two levels.  The upper level has a round table with four chairs, gas heater and chimnea.  

PARKING* A seasonal parking pass is provided for the Mayors Avenue car park from 29 March 2013 for 6 months.

BABY FRIENDLY EQUIPMENT A travel cot, high chair, table seat, two fixed stairgates, bed bars, baby monitor and potty are provided, as well as a range of childrens' toys, books and games.

OTHER INFORMATION Original wooden flooring throughout.  The house enjoys the benefits of gas-fired central heating and hot water.  Wireless broadband internet available.  Two well behaved dogs are permitted but smoking is not allowed.
