Amberwood

Amberwood is a lovely 17th Century cob and thatch cottage that retains many of the original period features including exposed beams and timbers. The cottage has been extended and upgraded over a number of years and now provides cosy and comfortable accommodation for family groups, friends or just a couple looking for a quiet retreat in a beautiful location at any time of year.

LOCATION Located in the pretty village of Galmpton, within a mile or so of the old fishing village of Hope Cove where you will find beaches and walks along the stunning cliffs. The excellent links golf course at Thurlestone is just a 15 minute drive away whilst Salcombe's famous sailing waters are just 4 miles away.

ENTRANCE An old oak door opens into a small lobby off which is the dining area and hallway and corridor through to the kitchen.

KITCHEN/BREAKFAST ROOM A cosy kitchen with range of oak cupboards and units, tiled flooring, three-oven Aga (not available April to October), four-ring electric hob and oven, and large breakfast table with six chairs. SITTING ROOM Lovely sitting room with original beams, large Inglenook fireplace with wood-burning stove, two comfortable double sofas, armchair, flatscreen digital TV and DVD player. Door through to hall and dining area.

DINING AREA/HALLWAY A spacious, open plan area with leather bean bags, CD hi-fi and dresser stacked high with videos, board games and puzzles! Door through to conservatory, and stairs to the first floor.

CONSERVATORY A lovely room running the full length of the cottage and with various pieces of dark rattan furniture, oak table, eight chairs and a beautiful view of the rear garden and countryside beyond. Double doors lead out into the garden.

BEDROOMS On the ground floor is a large bedroom with twin single beds (pushed together), wardrobe, dresser and chair in the bay overlooking the rear garden. On the first floor is the master bedroom with King-size bed, bed side units, drawers and chair, sea views. Spacious en suite bath/dressing room with bath, hand held shower, w.c., vanity unit with basin, chair and built-in wardrobes. Bedrooms two and three are twins with single beds; one has built-in wardrobes and each have drawers, one also has sea views. Also on this level is a smaller childs's room/study that can house a cot or an extra child in a 'z-bed' (by arrangement only). N.B. All duvets, pillows and linen provided - tenants require all towels.

BATHROOM In addition to the en suite bathroom and shower room (as described above) is a small family bathroom on the first floor with bath, w.c. and wash-hand basin.

OUTSIDE Beautifully maintained gardens to the front, side and rear of the cottage. There is a good area of lawn to the rear in particular, and an area to the side with wooden table, chairs and parasol. In addition there is a garage at the front of the cottage with table tennis table, dart board and various items for the beach.

PARKING Off road parking for up to three cars.

OTHER INFORMATION The cottage enjoys the benefit of oil fired central heating and hot water as well as a large wood-burning stove for winter breaks. Mainly carpeted throughout. Broadband internet and telephone (for incoming and local calls only) available. Strictly no smoking. One well-behaved pet by arrangement.
