LOCATION Beesands is a family orientated village with a local park (with swings and slide), bird sanctuary, small cafe/seafood shop and popular pub, The Cricket Inn (25m away).  It offers the perfect base for walking, shore fishing and exploring the narrow country lanes and coastal paths.  The historic naval town of Dartmouth is just 11 miles away whilst the market town of Kingsbridge is within a 15 minute drive - the beautiful sandy beaches of East Portlemouth are approximately 5 miles away.

VIEWS Superb views out to sea from the lounge and both bedrooms.

ENTRANCE An oak entrance door leads into a lobby/hallway off which is the living accommodation at ground floor level.  Stairs lead up to bedrooms and family bathroom.

LOUNGE A delightful sitting area with large Chesterfield sofa, armchair, small chair, TV (Freeview) /DVD with iPod docking unit, wood-burning stove and bookcase (with books, DVD's and board games).  The room opens out into...

KITCHEN/DINING ROOM A well equipped kitchen has oak units, 3-ring induction hob, electric oven and fridge (with freezer compartment). The adjacent (understairs) cupboard houses slimline dishwasher and microwave.  Small dining table with four chairs.  Door from kitchen to ground floor shower room and access to rear terrace.

BEDROOMS Two in total.  The main double bedroom has stunning sea views, leather double bed, drawers and wardrobe.  The second, smaller double also has sea views, a 4' leather bed, bedside unit and wardrobe/hanging space.  N.B. All duvets, pillows, bed linen and towels (excluding those for the beach) are provided.

BATH/SHOWER ROOMS On the ground floor is a small shower room with shower cubicle, wash hand basin, w.c. and heated towel rail.  On the first floor is a family bathroom with bath, wash hand basin and w.c.

OUTSIDE The front of the cottage has quick and easy access to the Beesands beach and the sea beyond.  To the rear is a pleasant sun terrace/courtyard with table, chairs, parasol and barbeque.

PARKING Usually available in unallocated bays on the seafront close to the cottage.  Additional parking available in the village nearby.

OTHER INFORMATION Fully tiled on the ground floor with painted wooden floorboards upstairs.  Electric central heating and hot water system.  Strictly no children under 10 years of age, no pets or smoking permitted.
