LOCATION This property is situated above Dartmouth's main town centre area in a quiet residential road. It is approximately 5-7 minutes downhill walk to all the restaurants, art galleries and specialist shops for which Dartmouth is renowned.

VIEWS Extensive views of the River Dart and Kingswear Castle from the terraced garden to the rear of the property.

ENTRANCE From the road, one flight of stairs leads up to the apartment. Main hallway has access to all rooms in the apartment.

KITCHEN/DINING ROOM A compact kitchen with 4 ring hob, electric oven and grill, small dishwasher, microwave, washing machine and fridge with ice-box. Pine dining table set to the side of the room with four matching chairs.

SITTING ROOM Large spacious room with two good sized sofas, nest of coffee tables, working fireplace, wall cabinet with original Dartmouth pottery, TV with Sky+ HD and DVD player.

BEDROOMS Two in total. Master bedroom with King size bed, bedside tables, dressing table, built-in wardrobe and en suite with electric shower, wash hand-basin and w.c. Second bedroom has two 3' single beds, bedside tables and wardrobe. N.B. All duvets, pillows, bed linen and towels (excluding those for the beach) are provided.

BATHROOM In addition to the en suite shower room is a family bathroom comprising bath, shower over, wash hand basin and w.c.

OUTSIDE A good size patio area with gas barbecue and picnic table at first level, table and eight chairs on the next level with a cast iron set of four chairs and table outside the summer house (with its own chairs, heater, CD/radio music system and views out to the river) at the top of the garden. The large garden area incorporates planted areas/beds and paths and has been landscaped over terraced levels.

PARKING Due to its location there is no allocated parking with this property, but you can stop to unload. There is usually on-road parking available in nearby Mount Boone (approx 2-4 min walk).

OTHER INFORMATION  The property has gas-fired central heating and hot water. Strictly no smoking or pets.
