Broadsands

Broadsands is an elegant country house, located in an exclusive area overlooking Thurlestone's famous coastal golf course and out to sea offering spectacular panoramic views. This stunning property is perfect for one/two families, adult groups or those simply looking for a luxury retreat in a beautiful location. The property is within just a short walk of Thurlestone beach and the South West Coast Path and offers stunning, stylish accommodation, whether you want to sunbathe in the enclosed gardens, enjoy a drink in the conservatory bar, breakfast in the stunning kitchen/orangery, play in the games room or entertain in the formal dining room.

 

LOCATION Broadsands is set in a quiet lane on the exclusive Yarmer estate in Thurlestone. A gate at the bottom of the garden brings you out next to the 18th green of the golf course and a path leading to the sandy beach two minutes walk away - turning left out of the gate takes you to the adjacent tennis club courts. The pretty village of Thurlestone is also easily accessible on foot and it is just a short walk to the 4-star hotel (with challenging Par 3 golf course), pub and village stores/post office  The sailing waters of Salcombe are just a 10-15 drive from the village whilst the market town of Kingsbridge is 4 miles away.

VIEWS Stunning, panoramic views across the golf course and out to sea. 

ENTRANCE From the driveway a short walk to the front door and into a spacious hallway with open 'office' area (desk, chair, printer/fax and broadband router).

CLOAKROOM With w.c. and wash-hand basin. The hallway extends through to all other rooms on the ground floor.

KITCHEN/ORANGERY On the ground floor is an exquisitely designed, contemporary kitchen with beautiful ceramic tiled flooring (with underfloor heating), elegant fitted units, marble worktops and wide range of Kuppersbusch appliances. Central island with five-ring induction hob, two double electric ovens, integrated microwave and steamer, two large fridge/freezers and dishwasher. The room has been extended very recently to create a stunning orangery with table and ten chairs, ideal for breakfast or informal dining. Glass door out to front terrace and driveway.

UTILITY/SHOWER ROOM Adjacent to the kitchen is a large utility room with sink, two washing machines and two tumble dryers. Large shower cubicle with power shower - ideal for sandy children after a day at the beach! Door out to side of house with access to/from the garden.

SITTING ROOM A light and very spacious room with oak flooring and wonderful views across the garden and to the sea beyond. The sitting area has two large comfortable sofas, feature fireplace, occasional furniture, widescreen television with Sky+, DVD player and video recorder. It also has a mini grand piano, and table with four chairs. French doors lead out to the terrace and garden with further glazed doors to the adjacent dining room.

DINING ROOM Large formal dining room with table seating twelve comfortably. Door through to...

BAR/CONSERVATORY A light and sunny social room with bar servery and stools  CD/radio, beer fridge, sink, conservatory furniture and door to terrace and garden.

DAY/GAMES ROOM Also on the ground floor is a large day room with two sofas, contemporary wall-mounted fire, TV with Sky +, DVD player and video recorder. There are a wide selection of board games, puzzles, DVD's and videos to keep all the family entertained on the occasional rainy day...!

BEDROOMS Six in total, all on first floor. The master bedroom has a King-size bed, bedside units, armchair, fitted wardrobe, drawers, dressing table and stool, and stunning sea views. Large en suite bathroom with bath, handheld shower, shower cubicle, vanity unit with basin and w.c. Bedroom two has a double bed, wardrobe, dresser and TV/DVD. The third double bedroom also has lovely views, with double bed, wardrobe, dresser, drawers and TV/DVD/video. A further large double room has a super-King size bed (6'), wardrobe, dresser, drawers and sea views. In addition to the four double rooms are two bunkbedded rooms each with full size fitted beds, wardrobe, drawers and views. Travel cot available. N.B. All duvets, pillows, bed linen and towels (excluding beach towels) are supplied. For 'High Season' bookings a daily maid service is provided as well as a mid-week change of towels and linen.

BATHROOMS In addition to the en suite bathroom and ground floor shower (in utility room) as outlined above there are two further family bathrooms on the first floor. Each with bath, hand-held shower, wash hand basin and w.c. - one also has a separate shower cubicle.

OUTSIDE At the front of the house is delightful terraced area with stone paving, exotic shrubs and trees, pots and flower beds. White wooden table with chairs and bench seating, and sun loungers. To the rear of the house is a large crazy paved terrace with wooden tables, chairs and loungers. Steps lead down to large, mature garden laid mainly to lawn, with flower beds, trees and shrubs.

TABLE TENNIS ROOM Full sized table tennis table accessed via the rear garage door.

PARKING Off road parking on drive for 2/3 cars with additional space usually available on the road nearby.

OTHER INFORMATION The ground floor of the house has mainly hardwood flooring with ceramic tiles in the stunning new kitchen/orangery - carpet on the stairs and throughout the first floor bedrooms. The house is fully double-glazed and enjoys the benefits of oil fired central heating and hot water. Wireless broadband internet available. Strictly no smokers or pets permitted.
