ENTRANCE The front door leads into a hallway at ground floor level off which is a CLOAKROOM with wash-hand basin and w.c.

SITTING/DINING ROOM On the ground floor is a light and sunny open-plan living space with beautiful slate tiles and oak flooring.  The sitting area has a contemporary wood-burning stove and is very tastefully furnished with two double sofas, armchair, flat screen TV with Freeview, DVD player and iPod docking unit. French doors lead out to the front terrace area overlooking the central courtyard and water feature.  The dining table seats six.

KITCHEN To the rear of the living accommodation is a beautifully designed and very equipped kitchen with granite worktops, range of Neff appliances including four ring ceramic hob, fan-assisted single oven with stainless steel cooker hood, fridge, freezer, dishwasher, washer/dryer and built-in microwave.

EN SUITE BEDROOMS Three in total.  On the first floor are two twin bedrooms, each with two single beds (one of which can be zipped together on request to create a 6' super-King double), bedside unit, drawers, wardrobe and French doors out to a spacious balcony.  Each bedroom has an en suite, one with bath, shower (over), w.c., basin, shaver point and heated towel rail, and the other with power shower, basin, w.c., shaver socket and heated towel rail.  At second floor level is a lovely master suite with double bed, bedside units, wardrobe and chest of drawers. Fully tiled en-suite bathroom with bath, shower (over), w.c., basin, shaver point and heated towel rail.  N.B. All duvets, pillows, bed linen and towels (excluding beach towels) supplied.  A cot and high-chair are available on request.

OUTSIDE To the front of the cottage is a good sized garden laid mainly to lawn - in addition there is a paved terrace with garden table, chairs and barbeque.  To the rear is an open terrace with chairs.
 
OTHER INFORMATION Slate tiles and oak flooring throughout the ground floor with carpet in bedrooms.  Central heating and hot water supplied from ground source heat pumps.  Strictly no smoking or pets permitted.  Wireless broadband internet available.
