Fulmar and Guillemot are two stunning new homes in a select development within a few yards of the South West Coast Path, Hallsands beach and the beautiful Start Bay coastline. Hallsands is a small village on the Start Bay coastline with an intriguing history and unspoilt cove - it offers the perfect base for walking, shore fishing and exploring the narrow country lanes and coastal paths. The popular 'Cricket Inn' at Beesands is a 20 minute walk away whilst the beautiful sandy beaches of Salcombe and East Portlemouth are within a short drive.

There is parking for one car directly outside each cottage plus additional spaces for up to two further cars (or one car and boat) in allocated visitor bays nearby.

ACCOMMODATION A stunning cottage furnished and presented to a very high standard offering flexible accommodation over three floors for either one/two families or smaller groups looking for a luxury retreat in a beautiful location.   

ENTRANCE The cottage entrance leads in at ground floor level to a good-sized hallway with room for coats and shoes. 

KITCHEN/DINING ROOM A beautifully presented open-plan L-shaped room on the first floor with French doors out to a lovely decking area.  The superbly fitted kitchen is equipped with a range of painted "Shaker" style units, granite worktops, stainless steel dual fuel cooker, integrated dishwasher and microwave, and large fridge/freezer.  A separate utility area houses a washing machine and tumble dryer.  The dining area has an oak table and eight chairs, large wall unit/bookcase and country views.

LOUNGE At the front of the cottage, also on the first floor, is a delightful lounge with stunning sea views. There are three comfortable double sofas, flatscreen TV with Sky+ full package to include Sports and Movie channels plus Multiroom.

BEDROOMS Four in total.  On the ground floor is a spacious master bedroom with super King-size bed, built-in wardrobes, drawers, large stool (can convert to small single bed for a child), bench/chest  and luxurious fully tiled en suite Roca bathroom with free standing bath, walk-in shower, marble and oak vanity unit with dual basins, heated towel rail, shaver point and w.c.  There are two doors out from the master bedroom, one to a covered terrace and the other to a small sunny rear patio with table and chairs.  The second bedroom at ground floor level is a twin with two wooden framed single beds, TV with Sky Freeview, DVD player, drawers and wardrobe.  On the top (2nd) floor are two further bedrooms built into the roof space. One is a good sized double room with king-size bed, double sofa-bed, TV with Sky Freeview, DVD player, wardrobe and drawers. The 4th bedroom is a small twin with two single beds, bedside unit and wardrobe.  N.B. All duvets, pillows, bed linen and towels (excluding those for the beach) are provided.

BATHROOMS In addition to the master en suite above are two further bath/shower rooms.  On the ground floor - adjacent to the twin bedroom - is a small shower room with shower, basin, w.c. and heated towel rail.  On the 2nd floor is a fully tiled bathroom with bath, separate shower cubicle, vanity unit with dual basins, w.c., heated towel rail, shaver point and light.  

OUTSIDE To the front of the cottage is a large area of decking with table and chairs overlooking Hallsands beach and the sea beyond.  Further decked area off the dining room, also with table and chairs and gas barbeque, plus terrace and patio to the rear of the cottage (see master bedroom above).

OTHER INFORMATION Mainly oak laminate flooring throughout with carpet at second floor level.  Gas-fired underfloor heating and hot water.  Wireless broadband supplied for internet access and telephone available for incoming and local calls.  Smoking is not permitted but one well-behaved dog is allowed (two considered depending on size and breed, please contact the office).
