New Property - January 2012

Grove Cottage is a very cosy and comfortable holiday home within quick and easy reach of Bantham village and its superb sandy beach and surfing waters.  The property is, in fact, two adjoining country cottages and a barn (hence the house sign reading 'Grove Cottages'!) that were integrated and subsequently refurbished by the current owners - the accommodation is well presented over two floors and is equally suited to family groups or couples looking for a traditional cottage holiday in a delightful coastal location.

LOCATION The cottage is in an idyllic location just a few yards from the hamlet of West Buckland and a mile or so from Bantham.  The village has a popular pub/restaurant - The Sloop Inn- and a small store/cafe.  The large, sandy beach is ideal for families and water sports enthusiasts and offers fantastic views across to Burgh Island.  The South Devon coastal path leads up and across the cliffs to the nearby village of Thurlestone which boasts a 4-Star hotel (with Par 3 golf course, restaurant and pub), post office stores and challenging 18-hole links golf course.  There are a number of other beaches nearby whilst the famous sailing waters of Salcombe are within a pleasant 15 minute drive.

VIEWS Lovely views front the front of the cottage across a country lane toward the garden and woodland beyond. To the rear the cottage enjoys views over neighbouring farmland and fields.

ENTRANCE From the lane one step leads up to the entrance and into a LOBBY/STUDY area with desk and chair.

SITTING ROOM The entrance is divided from the sitting room by concertina doors (usually opened and left to create one large open-plan room).  The sitting room itself is well presented and furnished with two double sofas, armchairs, single futon, glass-topped coffee table, wall-mounted TV with Sky and DVD player.  The central feature is a lovely stone and oak surround fireplace with wood-burning stove.  A door leads through and down into the kitchen.

KITCHEN/DINING ROOM A large, light and sunny kitchen area with cream Shaker-style units, granite worktops, three-oven Aga, four ring- halogen hob, integrated electric oven and microwave, American fridge/freezer (with ice/water dispenser), washing machine and dishwasher.   The dining area has an oval table seating eight comfortably.  A door leads out to the lane and garden/terrace opposite. 

TV ROOM/SNUG On the first floor is a second sitting area with sofa, TV with Sky, and CD player.  French doors lead out to the garden and rear terrace areas. 

BEDROOMS Three in total.  On the ground floor is an en suite twin bedroom with tiled flooring; there are two single beds, bedside unit, wardrobe, chair and en suite with shower, wash-hand basin and w.c.  On the first floor is a double bedroom with bed, built-in units and wardrobe, drawers, chair and wash-hand basin.  The third bedroom is a twin with two single beds and a small wardrobe.  N.B. All duvets, pillows, bed linen and towels (excluding beach towels) are supplied.

BATH/SHOWER ROOMS In addition to the en suite (above) there is bathroom and shower room on the first floor.  The bathroom has a bath, shower (over) and wash-hand basin, with separate w.c.  The spacious shower room has a shower cubicle, vanity unit with basin and w.c.

OUTSIDE To the front of the cottage is a superb terrace area with garden furniture and purpose-built pizza oven for al fresco dining.  The terrace leads into a large garden area laid mainly to lawn but with also with trees, shrubs and flower beds.  At the rear is an elevated stone terrace with table and chairs, integrated stone bench seat and fireplace.  This leads onto a lovely decked area with contemporary seating, and further access to the rear garden

PARKING Off lane parking on private drive for up to 4 cars (approx. 50m from cottage)

OTHER INFORMATION Slate tiled flooring in kitchen with carpet in most other rooms.  The cottage is partly double-glazed and enjoys the benefits of oil-fired central heating and hot water.  Telephone (for local calls only), and wireless broadband internet available. Regrettably no children under 6. Strictly no smokers or pets permitted.
