LOCATION South Town is the road running parallel to the River Dart out from the centre of Dartmouth towards the  castle. The town's famous pubs, restaurants, boutiques and galleries are within a short, mostly level walk. The Start Bay coastline can be reached quickly and easily by car with Blackpool Sands beach just 3-4 miles away.

VIEWS The house has fantastic views over the River Dart, to Dartmouth Castle and out to sea, as well as across to Kingswear, from the lounge and both double bedrooms.

ENTRANCE A flight of stairs lead directly from the main entrance to the first floor accommodation.

KITCHEN On the first floor is a well equipped kitchen with electric double oven, ceramic hob with expelair over, combination built-in microwave, dishwasher, washing machine and fridge/freezer.

LOUNGE/DINING ROOM Also on this level is a very light and sunny lounge area with two large leather sofas, feature fireplace with gas fire, widescreen TV with Freeview, DVD recorder, and French doors to Juliet balcony. Round pine dining table (extending to oval) and chairs. Stairs lead up to second floor.

BEDROOMS Three in total. On the second floor is a double room with King-size bed, bedside units and wardrobes, with two chairs and table positioned to make the most of the view! French doors to Juliet balcony. The second bedroom/study has a double sofa bed, digital TV with DVD player and USB port. Door to rear courtyard. On the third floor is a good sized bedroom built into the roof space with one single bed and a 4' double bed, dressing table and chest of drawers. En suite shower room with shower cubicle, vanity unit with basin, heated towel rail and w.c. Doors to balcony with table, chairs and panoramic views. N.B. All duvets, pillows and bed linen supplied - tenants require all towels.

BATHROOM In addition to the en suite (above) is a family bathroom on the second floor with bath, shower (over), shower cubicle, vanity unit with basin, heated towel rail and w.c.

OUTSIDE Small rear courtyard garden with table and chairs furniture, plus balcony on the third floor (see above).

PARKING Large single garage suitable for most cars. Approximate size of garage - 20' length x 8'6" width.

OTHER INFORMATION Fitted carpets in most rooms and on stairs. Gas fired central heating and hot water is available on demand. There is a telephone available (with honesty box). Strictly no smoking or pets permitted. Regrettably this property is not suitable for children under 5 years of age. Broadband available.

Kimberley House is a favourite for us due to its position and views.  Importantly it has a large garage.  We love it and return 2 or 3 times a year.
