LOCATION The cottage is situated in the hamlet of Easton just two miles from the beautiful sandy beaches of Bigbury-on-Sea and Bantham. The famous Burgh Island - with its Art Deco hotel and a tiny fisherman's pub - can be reached by sea tractor from Bigbury-on-Sea across the tidal causeway. The market towns of Modbury, Kingsbridge and Totnes are all within a short drive whilst the popular sailing waters and sandy beaches of Salcombe are just eight miles away.

ENTRANCE A private entrance leads directly into an open plan sitting/dining room.

SITTING/DINING ROOM A spacious but cosy living space with large comfy sofas, armchair, TV, DVD, CD/radio/cassette, wood-burning stove and French doors out to the garden. The dining area has a good sized pine table and six chairs.

KITCHEN Also on the ground floor is a modern, well equipped kitchen with fitted units, four-ring electric hob, double oven, fridge, dishwasher and microwave. There is a breakfast area at one end of the kitchen with table and chairs, and a door leads to a small STUDY with desk and chair.

UTILITY ROOM houses a washing machine, tumble dryer and freezer. Separate CLOAKROOM with w.c . and basin.

BEDROOMS Three in total, all on the first floor. The pretty master bedroom has a double pine bed, matching wardrobe, drawers and bedside units, TV/video, and en suite bathroom with shower cubicle, corner bath, w.c. and basin. In addition there are two twin bedrooms, each with pine single beds and matching furniture - one of the twin rooms is en suite with bath, shower (over), w.c. and basin. N.B. All duvets, pillows, bed linen and towels (except beach towels) are supplied.

BABY FRIENDLY FACILITIES Two travel cots and a high chair are provided.

BATHROOMS In addition to the two en suites (above) is a further family bathroom on the first floor with double ended bath, shower cubicle, w.c. and basin.

OUTSIDE Large enclosed garden with good area of lawn and mature flower beds. Garden furniture includes a wooden table, six chairs and parasol. There are also garden toys and a sandpit for children. Barbecue available.

PARKING For two cars.

OTHER INFORMATION Oil fired central heating and hot water. Mostly carpeted throughout. Payphone available (mobile signal is very weak). Broadband internet access available. *One well behaved dog permitted.
