LOCATION The cottage stands in the very heart of Chillington village alongside the Kingsbridge-Dartmouth coastal road, just 1.5 miles or so from local beaches such as Slapton Sands. The village shop/post office is immediately opposite whilst the local pub (The Open Arms) is just a 100 yards away. Kingsbridge can be reached in 10 minutes or so by car whilst the famous naval town of Dartmouth is approximately 7 miles further along the stunning coastal road.
ENTRANCE Accessed from the road a gate opens onto the garden path and a stable door leads into the open-plan ground floor accommodation.
SITTING ROOM This cosy reception room with traditional painted beams has an attractive open fireplace with stone surround and slate hearth, two comfortable double sofas, two armchairs, coffee table, widescreen TV with BT Vision and DVD player.
DINING ROOM The adjacent dining area has a polished wooden table, chairs seating six, large multi-fuel stove (providing solid fuel central heating), and CD hi-fi system.
KITCHEN/BREAKFAST ROOM A door leads through to a galley-style kitchen which is equipped with a range of fitted units, electric cooker, integral fridge/freezer and dishwasher, microwave and breakfast bar with four stools. There is also a small square dining table with four chairs. Beyond the kitchen is a small UTILITY AREA with washing machine, tumble dryer and stable door out to the garden/terrace.
BEDROOMS Four in total - three on the first floor of the main cottage. Two double bedrooms each have a 4'6" double bed, wardrobe and drawers, whilst a single room has a 3' bed and drawers. Within the extension (and accessed via a steep/narrow set of wooden stairs adjacent to the utility area) is a twin room for children only with two single beds and chest of drawers. N.B. All duvets, pillows, bed linen and towels supplied - tenants need to bring beach towels only.
BATH/SHOWER ROOMS On the first floor of the cottage is a family bathroom with bath (hand-held shower), w.c. and wash-hand basin. On the ground floor of the extension (accessed via the utility area) is a recently refurbished and fully tiled shower room with shower cubicle, w.c., wash-hand basin, heated towel rail and under floor heating.
OUTSIDE To the front of the cottage is an attractive and fully enclosed area of lawn surrounded by mature shrubs, plants and young trees. There is also a good-sized terrace with wooden table and chairs.
PARKING* Although not allocated parking, convenient and free parking is available immediately adjacent to the property and throughout the village, including the adjacent Orchard Way.
OTHER INFORMATION The cottage is newly carpeted throughout with wooden flooring in the kitchen/breakfast room. Electric night storage heating supplemented by solid-fuel central heating with hot water via immersion heater. Strictly no smoking permitted. Wireless broadband internet and telephone available (free calls off-peak and at weekends, others charged at BT rate) N.B. As the cottage is close to the A379 coastal road there may be some traffic noise at busy times of the day.
