ENTRANCE The main entrance (at ground floor level) leads into a hallway off which is the sitting room.  

SITTING ROOM A cosy room, tastefully furnished and carpeted, with bay window seat, armchairs, television, DVD player and feature fireplace.

KITCHEN/DINING ROOM  Also on the ground floor is a galley-style kitchen with fitted units, oak flooring, 4-ring gas hob, gas oven and grill, fridge/freezer, microwave and dishwasher. Dining area with large wooden table and chairs to seat eight.  SNUG Steps lead up from dining area to a small 'snug' with two armchairs and CD/radio and views over the garden.

BEDROOMS Five in total. On the first floor is the main bedroom with King-size bed, bedside units and wardrobe.  Also on the first floor is a single room.  On the second floor, accessed via narrow stairs, are three further bedrooms; one has a double bed (under a low ceiling), bedside unit, drawers and hanging space, whilst the other two are singles. N.B. All duvets, pillows and bed linen is provided, tenants will need to bring their own towels.

BATHROOM New bathroom (refurbished in 2010) on the first floor, comprising bath, (shower over), units, wash-hand basin, w.c. and towel rail. There is a further shower outside the property ideal for cleaning down sandy children on their return from the beach!

PLAYROOM At the lower ground floor (basement) level is a playroom featuring TV/DVD with surround sound system (and a library of over 40 DVDs), Playstation2 with 30+ games, dartboard and hi-fi.

UTILITY AREA/CLOAKROOM Also on the lower ground floor is a utility area with washing machine. Cloakroom with w.c and wash-hand basin.  Door out to garden and terrace.

OUTSIDE To the rear of the property is a lovely garden, comprising a mixture of lawn, mature trees and shrubs, plus terraced areas with garden furniture including seating and sun loungers.  Barbeque available.

OTHER INFORMATION Mainly oak flooring and carpet on the ground floor level and carpet in all bedrooms. Wi-fi broadband internet and telephone (for local calls only) available. Central heating and hot water on ground floor and in bathroom, with electric heaters in bedrooms. One well behaved pet permitted. Strictly no smoking
