Trafalgar House is a very well presented and substantial cottage on three floors offering a high standard of stylishly furnished and spacious accommodation for one/two families and smaller groups alike. The large decked terrace and summer house is perfect for enjoying the lovely views over Batson Creek and the main estuary beyond. An ideal retreat for holidays all year round, the house is located in a peaceful residential setting, within a few minutes walk of Salcombe's shops, quays, restaurants and small passenger foot ferry.
LOCATION Trafalgar House is located in a peaceful residential setting on the corner of Coronation Road and Forster Reach, within a few minutes walk of shops, quays, restaurants and ferries.
VIEWS Views over Batson Creek and the main estuary beyond from the terrace.
ENTRANCE Steps lead up from Coronation Road to the main cottage entrance and into hallway - there is a further set of double doors to the side of the cottage leading into the kitchen.
LOUNGE On the ground floor is a light, spacious and comfortably furnished living area with sofas, chair, occasional furniture, flatscreen TV with Freeview and DVD player.
KITCHEN/DINING ROOM The lounge opens out into a fully fitted and modern kitchen with granite worktop, oak units, fridge, freezer, dishwasher, microwave, 4-ring gas hob and electric oven. Dining table and eight chairs. Double doors lead out to lovely decking area - ideal for alfresco dining!
LAUNDRY ROOM Small laundry room with separate washing machine and tumble dryer.
BEDROOMS Four in total: On the 1st floor are two bedrooms. The master room has a metal-framed King size bed, dressing table, TV, drawers and fitted wardrobe with overhead cupboard. This has a fully tiled en suite shower room with large shower cubicle, w.c., wash-hand basin, heated towel rail and underfloor heating. Also on this floor is a bedroom for younger children with bunk beds (3' wide) and a wooden cot. There is a double wardrobe in this room. On the adjacent landing is a large chest of drawers. On the second floor is a further double bedroom built into the eaves with a King size bed, chest of drawers and bedside units. There are pegs for hanging clothes. Also on this floor is a twin room - presented with children in mind - with two single beds (2'6") and bedside unit and a chest of drawers. N.B. All duvets, pillows, bed linen and towels are provided.
BATHROOMS In addition to the en suite shower room there is a fully tiled family bathroom on the 1st floor with bath, shower (over), w.c., wash-hand basin and heated towel rail. There is also a shower room on the 2nd floor with shower, w.c. and wash-hand basin. All bathrooms have underfloor heating.
OUTSIDE A superb area of decking to the front and along one side of the cottage with sections of wooden trellis and pergola. There is a "Breeze House/Summer House" with circular table and bench seating. There is also a separate bench. N.B. Due to the amount of wooden decking the outside space is unsuitable for barbeques.
PARKING For two cars on drive (accessed via Forster Road).
OTHER INFORMATION The cottage enjoys the benefit of gas central heating and hot water, and double-glazing. Oak flooring throughout the ground floor living/dining/kitchen areas with carpet in all bedrooms. Wireless broadband internet available. Strictly no smokers or pets permitted.
