ACCOMMODATION A newly reconstructed three-storey stone cottage overlooking the development within a short walk of the all-weather tennis court, swimming pool, gym and other leisure facilities at the Club, making it an ideal location for sports enthusiasts and energetic families alike.

ENTRANCE The front door leads into a small hallway off which is access to the main living accommodation and stairs up to the three en suite bedrooms above.  

KITCHEN/BREAKFAST ROOM On the ground floor is a beautifully designed and well equipped kitchen with granite worktops, range of Neff appliances including four ring ceramic hob, fan-assisted single oven and grill with stainless steel cooker hood, fridge, freezer, dishwasher, washer/dryer, built-in microwave, and a small round table with four chairs.

SITTING  AREA The room opens out into a cosy sitting room with oak flooring, painted beams across the ceiling and feature stone fireplace with wood-burning stove. Very comfortably furnished with double sofa, armchairs, flat screen TV with HD Freeview, DVD player and Sony iPod/iPhone dock with DAB radio. A range of DVD's, books and games are provided. Door out offers access to terrace and garden below.

CONSERVATORY/DINING ROOM The sitting room leads through into a light and sunny conservatory which houses an oak dining table and chairs for six. Doors lead out to the garden and terrace with outside seating.

EN SUITE BEDROOMS On the first floor are two bedrooms, one of which has a King size double bed, TV, bedside units, matching wardrobe and drawers, and fully tiled en suite shower room with shower, wash hand basin, w.c., shaver point and heated towel rail. The second bedroom has two 3' single beds, bedside unit, matching drawers and fully tiled en suite shower room with shower, wash hand basin, w.c., shaver point and heated towel rail. The third bedroom on the second floor has a King size double bed, wall mounted flat screen TV, bedside units, matching drawers, wardrobe and a fully tiled family bathroom with bath, shower (over), wash hand basin, w.c., shaver point and heated towel rail. N.B. All duvets, pillows, bed linen and towels (excluding beach towels) supplied.

BABY FRIENDLY FACILITIES 'Mamas and Papas' cot and wooden highchair provided (kept in cupboard under the stairs). Peppa Pig tumbler, bowl, plate and cutlery set, a bottle brush, Tommee Tippee food pots, first cup and spoons and children's plastic tumblers, plates and bowls. There is also a basket of toys for young children.

OUTSIDE Attractive walled and paved terrace with charcoal barbeque, garden table, six chairs and parasol that leads to an extended garden area landscaped and lawned to the side of the house.

OTHER INFORMATION The cottage is finished to the highest of standards with oak flooring throughout the living areas and carpet in bedrooms.  Central heating and hot water supplied from ground source heat pumps.
