In England, these requirements are as follows:<\/span><\/p>\n<ul>\n<li>Your property must have been <strong>available to holiday let<\/strong> for at least <strong>140 nights in the last 12 months<\/strong>.<\/li>\n<li>Your property must have been <strong>actually let<\/strong> for at least <strong>70 nights in the last 12 months<\/strong>.<\/li>\n<\/ul>\n<p>If your property isn&#8217;t currently rated for business rates, but has met these criteria in the last 12 months, you can apply to pay business rates. To do this, you must complete an <a href=\"https:\/\/www.gov.uk\/government\/publications\/application-for-business-rates-for-self-catering-properties-applies-to-england\" target=\"_blank\" rel=\"noopener\">application form<\/a> and send it to the Valuation Office Agency (VOA).<\/p>\n<p>If your property does not meet these criteria, you must continue to pay council tax as usual. However, there are other exceptions for the second home council tax premium, which it&#8217;s worth checking your holiday home against. However, these may not apply to all circumstances; it&#8217;s important to research and calculate the tax bill for your own property to be sure.<\/p>\n<h3>Small business rate relief<\/h3>\n<p>Many holiday lets will be eligible for <a href=\"https:\/\/www.gov.uk\/apply-for-business-rate-relief\/small-business-rate-relief\" target=\"_blank\" rel=\"noopener\">small business rate relief<\/a> (SBRR), reducing the amount of tax owners have to pay. This is judged based on the following criteria:<\/p>\n<ul>\n<li>You can only be eligible for small business rate relief if your business <strong>only uses one property<\/strong>, i.e. you only have one holiday let (unless <a href=\"https:\/\/www.gov.uk\/business-rates-relief\/small-business-rate-relief\" target=\"_blank\" rel=\"noopener\">specific criteria<\/a> are met).<\/li>\n<li>If your holiday letting business only uses one property, and the rateable value is <strong>below \u00a312,000<\/strong>, you won&#8217;t have to pay business rates at all.<\/li>\n<li>If your property&#8217;s rateable value is <strong>less than \u00a315,000<\/strong> but more than \u00a312,000, you will receive relief on a sliding scale. For example, a property with a rateable value of \u00a313,500 would receive 50% business rate relief.<\/li>\n<\/ul>\n<div style=\"background-color: #f2f2f2; padding: 32px 32px 16px 32px; margin-bottom: 16px; border-radius: 10px;\"><strong>Changes to SBRR from the 2025 Autumn Budget<\/strong>The 2025 Autumn Budget included a change to SBRR, which will affect some holiday let owners. Prior to the 2026-27 tax year, expanding your holiday let business from one property to two meant you would lose SBRR after one year. Businesses in this position will now keep SBRR for three years.<\/p>\n<\/div>\n<h3><strong>Second home council tax premium<\/strong><\/h3>\n<p>If your holiday let doesn&#8217;t meet the letting criteria for business rates, and doesn&#8217;t suit any other exception criteria, it will be taxed as a second home. This may incur a council tax premium, depending on which local council the property is subject to.<\/p>\n<p>In England, councils can now charge a second home council tax premium of up to 100%, meaning you&#8217;ll pay double the standard residential rate. However, this varies by council, so it&#8217;s important to check with the council in your area. First, your holiday home will be given a rateable value. Second, the rateable value is multiplied by the unique business rate as set out by the government.<\/span><\/p>\n<h3>Step 1: Determine the Rateable Value of your holiday let<\/h3>\n<p>The rateable value of your holiday let is assessed by the Valuation Office Agency (VOA) based on its estimated open market rental value. Factors influencing this valuation include:\u200b<\/p>\n<ul>\n<li>Property type and size<\/li>\n<li>Location<\/li>\n<li>Quality and condition<\/li>\n<li>Potential income generation\u200b<\/li>\n<\/ul>\n<p>You can check the rateable value of your property on the <a href=\"https:\/\/www.gov.uk\/find-business-rates\" target=\"_blank\" rel=\"noopener\">VOA website<\/a>.<\/p>\n<h3><strong>Step 2: Work out your holiday let business rates<\/strong><\/h3>\n<p>Once you have the rateable value, multiply it by the relevant business rates multiplier to calculate your annual business rates bill.<\/p>\n<p>In the 2025 Autumn Budget, new, lower business rate multipliers were announced for retail, leisure, and hospitality businesses, including most holiday lets. For the 2026-27 tax year, the small business multiplier for holiday lets is 38.2 pence, while the standard business multiplier for holiday lets is 43 pence.<\/p>\n<p>If your rateable value is less than \u00a351,000, you qualify for the small business multiplier rather than the standard multiplier.<\/p>\n<p>If your business&#8217;s rateable value is above \u00a3500,000, you will now be subject to a higher multiplier of 50.8 pence.<\/p>\n<p>Use the multiplier table and example below to help you calculate your own business rates bill.
