These include the following:<\/p>\n<ul>\n<li>Type of property and whether it is detached or not<\/li>\n<li>Age of the building<\/li>\n<li>Materials used to construct the building<\/li>\n<li>Floor construction<\/li>\n<li>Property dimensions and number of floors<\/li>\n<li>The number of habitable rooms<\/li>\n<li>Roof construction, pitch and insulation<\/li>\n<li>Amount and type of glazing<\/li>\n<li>Lighting system<\/li>\n<li>Main heating system, type of fuel and controls<\/li>\n<li>Wall thicknesses and insulation<\/li>\n<\/ul>\n<p>Each segment of an inspection will be given a score depending on how efficient it is and what condition it is in. The assessor will then calculate how energy efficient the property is and will provide an EPC rating.<\/p>\n<p>The assessment will be based on examining four key factors:<\/p>\n<ol>\n<li>The property\u2019s energy efficiency rating and impact on the environment<\/li>\n<li>An estimated energy cost<\/li>\n<li>Summary of a property\u2019s energy performance related features<\/li>\n<li>Recommendations of improvements and alternative measures to increase energy efficiency<\/li>\n<\/ol>\n<p>Once the entire property has been surveyed, the EPC band will be calculated. This provides a rating and also provides useful information on what can be changed in your property to further improve your EPC rating and help in the fight against climate change.<\/p>\n<hr \/>\n<h2 id=\"EPC legal requirements\">Are Energy Performance Certificates for holiday lets a legal requirement?<\/h2>\n<p>There is no clear-cut answer as to whether you will legally need an EPC for your holiday let, as this depends on how the property is used. According to government guidance, an EPC may be required if:<\/p>\n<ul>\n<li>The property is available for short-term rental (typically less than 31 days per let)<\/li>\n<li>It is occupied for a combined total of more than four months in any 12-month period<\/li>\n<\/ul>\n<p>In most holiday lets, the <strong>owner pays the energy bills<\/strong>, not the guest. In these cases, an <strong>EPC is not required<\/strong>, even if the property is available and let for more than four months of the year.<\/p>\n<p><strong>However, because the guidance includes exemptions and can vary by case, it&#8217;s strongly advised that owners consult the government&#8217;s full guidance on <a href=\"https:\/\/assets.publishing.service.gov.uk\/government\/uploads\/system\/uploads\/attachment_data\/file\/671018\/A_guide_to_energy_performance_certificates_for_the_marketing__sale_and_let_of_dwellings.pdf\" target=\"_blank\" rel=\"noopener\">Energy Performance Certificates for the marketing, sale and let of dwellings<\/a>, and contact their local authority or <a href=\"https:\/\/www.gov.uk\/find-local-trading-standards-office\" target=\"_blank\" rel=\"noopener\">Trading Standards office<\/a> for clarification.<\/strong><\/p>\n<hr \/>\n<h2 id=\"EPC property sale\">Do I need an EPC to sell my holiday let property?<\/h2>\n<p><strong>Yes, you will need an EPC to sell your holiday let. <\/strong>By law, all properties that are built, sold or rented out require an EPC. In order to sell your holiday let, you must provide an EPC free of charge to the prospective buyer.<\/p>\n<hr \/>\n<h2 id=\"finding EPC\">Where can I find my holiday home\u2019s EPC?<\/h2>\n<p><img loading=\"lazy\" decoding=\"async\" class=\"alignnone wp-image-30126 size-full\" src=\"https:\/\/www.coastandcountry.co.uk\/blog\/wp-content\/uploads\/sites\/6\/2021\/02\/EPC-holiday-home-exterior-3.jpg\" alt=\"Energy Performance Certificates for holiday lets - holiday home exterior\" width=\"600\" height=\"427\" \/><\/p>\n<p>If your holiday home has been bought or sold, or rented out at any point over the past 10 years, then there should be a record of your holiday home\u2019s Energy Performance Certificate on the <a href=\"https:\/\/find-energy-certificate.digital.communities.gov.uk\/\" target=\"_blank\" rel=\"noopener noreferrer\">national EPC register<\/a>. Enter your postcode and you should be able to find your property, the EPC and any energy performance recommendations.<\/p>\n<hr \/>\n<h2 id=\"Listed property\">My holiday let is listed \u2013 do I still need an EPC?<\/h2>\n<p>There are some instances where a property does not legally require an EPC because it qualifies for an exemption. Since January 2013, listed buildings that require potentially character-changing alterations, in order to increase the energy performance of the building, have not been required to obtain the certificate. You should get advice from your local conservation authority as to whether you need an EPC, and if any of the work would potentially alter the building\u2019s structure.<\/p>\n<hr \/>\n<h2 id=\"EPC cost\">How much does an Energy Performance Certificate cost?<\/h2>\n<p><img loading=\"lazy\" decoding=\"async\" class=\"alignnone wp-image-30127 size-full\" src=\"https:\/\/www.coastandcountry.co.uk\/blog\/wp-content\/uploads\/sites\/6\/2021\/02\/EPC-Grade-II-listed-holiday-home.jpg\" alt=\"Energy Performance Certificates for holiday lets - Grade II listed holiday home\" width=\"600\" height=\"427\" \/><\/p>\n<p>An EPC must be produced following an energy assessment undertaken by a qualified assessor, accredited by AAA Energy Assessors Ltd.
