These include the following:<\/p>\n<ul>\n<li>Type of property and whether it is detached or not<\/li>\n<li>Age of the building<\/li>\n<li>Materials used to construct the building<\/li>\n<li>Floor construction<\/li>\n<li>Property dimensions and number of floors<\/li>\n<li>The number of habitable rooms<\/li>\n<li>Roof construction, pitch and insulation<\/li>\n<li>Amount and type of glazing<\/li>\n<li>Lighting system<\/li>\n<li>Main heating system, type of fuel and controls<\/li>\n<li>Wall thicknesses and insulation<\/li>\n<\/ul>\n<p>Each segment of an inspection will be given a score depending on how efficient it is and what condition it is in. So, for holiday home owners with limited weeks available to let, there may not be a need.<\/p>\n<p>Because the government guidance includes <a href=\"https:\/\/www.gov.uk\/selling-a-home\/energy-performance-certificates\" target=\"_blank\" rel=\"noopener\">exemptions<\/a> and can vary by case, it&#8217;s strongly advised that owners consult the government&#8217;s up to date information on Energy Performance Certificates for the marketing, sale and let of dwellings, and contact their local authority or Trading Standards office for clarification.<\/p>\n<hr \/>\n<h2 id=\"EPC property sale\">Do I need an EPC to sell my holiday let property?<\/h2>\n<p>Yes, you will need an Energy Performance Certificate for your holiday let if you decide to sell it. All EPCs remain on the register for 20 years, so you can find multiple EPCs for the same property, including expired ones. Enter your postcode and you should be able to find your property, the EPC and any energy performance recommendations.<\/p>\n<hr \/>\n<h2 id=\"Listed property\">My holiday let is listed \u2013 do I still need an EPC?<\/h2>\n<p>Yes. As of 2026, listed buildings no longer qualify for an exemption and must obtain an EPC when marketed or let. Previously, since January 2013, listed buildings that would require potentially character-changing alterations to meet minimum energy performance requirements could be exempt from the certificate. However, this exemption has now been removed. That said, EPC recommendations will take into account the heritage characteristics of your building, and exemptions for specific unsuitable measures remain available.
