ACCOMMODATION A very comfortable apartment on two levels with the bedrooms and bathrooms on the ground floor, below the first floor lounge and kitchen.

VIEWS There is a good view across the estuary towards East Portlemouth and Sunny Cove from the rear bedroom.

ENTRANCE A set of metal spiral stairs lead up from the communal courtyard to the first floor entrance/terrace.

SITTING/KITCHEN/DINING ROOM The entrance leads directly into a very spacious open plan room.  The lounge area has two good sized sofas, coffee table, television, DVD player, Chromecast and occasional furniture.  The kitchen is light and sunny with large velux windows and stripped pine flooring.  It is well equipped with a range of beech units, 4-ring gas hob, double electric oven, dishwasher, washing machine, fridge and microwave.  Large circular dining table with four chairs.  
EN SUITE BEDROOMS The front bedroom has a King-size bed that can be split into two single beds on request (2’6” wide), built-in mirrored wardrobes and French doors out to terrace/courtyard.  There is also a TV with DVD player for watching DVDs only.  En-suite bathroom with bath, separate shower cubicle, wash-hand basin, w.c. and heated towel rail.  The rear bedroom has a King-size bed with bedsides cabinets, built-in mirrored wardrobes and pleasant view of the estuary.  En suite shower room with shower cubicle, wash-hand basin, w.c. and heated towel rail (N.B. The en suite also has a door to the corridor between bedrooms). N.B. All duvets, pillows, linen and towels are provided.

OUTSIDE Two small open terrace areas, one at first floor entrance level (with table and two chairs) and the other at ground floor level (accessed from front bedroom) with garden sofa and table.

PARKING Allocated parking for one medium size car.  Please note that the main allocated car park has a 1.9m height restriction. Limited visitor spaces also available (without height restriction).

OTHER INFORMATION The apartment has gas fired central heating and hot water. Mainly carpeted throughout.  Broadband available from January 2018.  Beach chairs and mats available for guests use.  Strictly no smokers.

This is a clean, well-presented, fairly modern apartment, conveniently located very close to South Sands beach and the National Trust property, Overbeck's. However, we were disappointed that there was no local-food and milk welcome pack when we arrived, as we have become used to this nice touch at other holiday properties. Also, neither of the bathroom extractor fans were working; although we eventually traced the problem to both the isolator switches (located high-up on the walls outside each bathroom) being set in the "off" position. The ground floor master bedroom also felt slightly damp throughout our stay, despite opening the windows regularly. The road to the property is incredibly narrow and steep; meeting cars coming the other way was like playing Russian roulette and not recommended for a nervous driver! The first floor, containing the lounge, kitchen and dining area, is within the roof section, so was always very hot and more difficult to ventilate with the Velux windows.

Thank you for taking the time to leave your review in respect of your recent holiday. It was pleasing to hear that you found the accommodation to be clean and well presented on arrival. As far as the suggestion of a welcome pack is concerned, most of our self catering properties do not supply milk, coffee, tea etc, however this is something that some of our owners are considering. The bathrooms all have 'overrun timers' on their extractor fans and we are sorry that the fan isolation switches had not been on prior to your arrival -we will ensure at changeover that they are switched on in future. As far as your comments regarding ventilation on the first floor are concerned, in addition to the Velux/standard windows there are also sets of large patio doors at each level which can be opened to provide increased levels of ventilation to the accommodation . We do appreciate that the approach road to the South Sands area, like many Devon local roads , can sometimes be challenging, especially during the busy part of the season. On a positive note, we were pleased to hear that you found this apartment to be in a convenient location for both South Sands Beach and just a short walk from the National Trust property at Overbeck's with its beautiful sub-tropical gardens. Thanks again for your feedback, we do hope to welcome you back to the Salcombe area again very soon.

Excellent location appropriately furnished, however I consider it generally over priced.
