Balmoral House is a very stylishly furnished and beautifully presented and extensively refurbished Grade II listed apartment. The two-storey accommodation has delightful views across the River Dart and is within just a short walk of the town - it is therefore a perfect retreat for one/two couples or family groups looking for a luxury holiday home in this popular and historic area of Dartmouth.
LOCATION The house is in Above Town, a narrow lane (6' width restriction and steep access road) that runs above and parallel to the River Dart. Dartmouth's boutiques, restaurants and tea rooms, as well as the river itself are just 5-10 minutes walk away. Blackpool Sands beach is a 5-10 minute drive whilst Woodlands Theme Park is just 3 miles outside of Dartmouth.
VIEWS Good river views from the sitting room and both en suite bedrooms.
ENTRANCE The front door leads into an entrance hall, which offers direct access to the dining room.
DINING ROOM This tastefully furnished room with attractive Karndean flooring has a solid wooden table seating six, Roberts DAB radio (with docking station) and Krups coffee machine.
KITCHEN The modern, well-equipped kitchen has a range of wooden units, granite worktops, Rangemaster cooker with five-ring gas burner, integrated fridge/freezer and dishwasher, and microwave. An outside utility shed houses a washing machine and tumble dryer.
SITTING ROOM To the front of the property, and with lovely river views, is a delightful sitting room, elegantly furnished with two large sofas, footstool, coffee table, flatscreen TV with Sky, and DVD player. There is also an attractive period fireplace with marble surround and coal-effect gas fire.
EN SUITE BEDROOMS Two, both on the first floor. The lovely master bedroom has outstanding river views, wrought-iron framed double bed, matching bedside units, wardrobe and dressing table, and wall-mounted television. The en suite has a walk-in cubicle with rain head and hand-held showers, w.c., wash-hand basin, heated towel rail and tiled flooring. The second bedroom - also with sea and river views - has two single beds (which can be zipped together on request to create a 6' double), matching bedside units, wardrobe and drawers, and flatscreen television. The en suite has a shower cubicle, w.c., wash-hand basin, heated towel rail and laminate flooring. N.B. All duvets, pillows, bed linen and towels (excluding those for the beach) are provided.
BABY FRIENDLY EQUIPMENT A high-chair, travel cot and stair-gate are available on request.
BATHROOMS In addition to the two en suite shower rooms (above) is a family bathroom at first floor level, consisting of a bath with hand-held shower, w.c., wash-hand basin and heated towel rail. There is also a CLOAKROOM on the ground floor with w.c and basin.
OUTSIDE The property has spacious terrace and raised area of decking with table, four chairs and two sun loungers.
PARKING* A parking permit for one car, is provided for the Mayors Avenue public car park (subject to availability)/Dartmouth Park and Ride.From 26th March 2017 until 25th March 2018.
DART MARINA SPA MEMBERSHIP Guests can enjoy the use of the luxury facilities of the Dart Marina Health Spa, including indoor pool, steam room, Jacuzzi, gym and beautifully designed relaxation areas. (N.B. Please check directly with the Spa for opening times and for restrictions on when children can use the pool. Beauty treatments from Elemis are available, which should be pre-booked to avoid disappointment).
