ACCOMMODATION A luxury duplex apartment (first and second floors) with stunning views from the double bedrooms, decking area, kitchen and dining area.
KITCHEN The entrance leads directly into a spacious and very well equipped kitchen with lovely views out to sea. The kitchen has a range of stylish units, Silestone worktops, four-ring halogen hob, electric oven, microwave oven, fridge, freezer and dishwasher.
UTILITY ROOM Within the kitchen is a door to a small utility area with washing machine and tumble dryer.
LOUNGE/DINING ROOM A good sized and attractively presented room with large L-shaped leather sofa, flatscreen TV with Freeview, surround sound (including in-built iPod dock), Blu-ray DVD player, Nintendo Wii, and contemporary wall mounted gas fire for cosy Winter evenings. The dining area affords lovely estuary views and has a large oak table with six rattan chairs. Double French doors lead out to a large area of decking with glass topped table and six chairs.
BEDROOMS Stairs lead up to three bedrooms on the upper floor. The master bedroom has a super-King size bed (6') with leather headboard, bedside units, fitted wardrobe, drawers, chair, flatscreen TV/DVD, iPod/radio unit and door to balcony with table and two chairs. En suite bathroom with bath, shower (over), dual vanity units, w.c., heated towel rail and underfloor heating. The second bedroom has twin single beds (that can be zipped linked on request to create a super-King size bed), bedside units, wardrobe, drawers, flat screen TV/DVD and iPod/radio unit. The third bedroom - ideal for children has cabin-style bunk beds, flat screen TV/DVD and Nintendo Wii. N.B All duvets, pillows, bed linen and towels (except those for the beach) are provided.
BABY FRIENDLY EQUIPMENT A travel cot with mattress, a folding highchair and a steriliser are available.
BATH/SHOWER ROOMS In addition to the en suite (above) is a shower room (on the lower floor), with fully tiled shower cubicle with power shower, wash hand basin, w.c., heated towel rail and under-floor heating.
OUTSIDE Large decking area with table and chairs, and balcony off master bedroom.
PRIVATE BEACH AND MOORING Steps lead down through a cliff garden to a spacious private beach (for Woodside Beach guests only), with decking, barbecue and rock pools to explore.  A single running mooring is included but subject to pre-booking and availability, for a small boat or dinghy with tiller steering only.  A swinging, deeper water mooring may be also available for boats up to 17' at a cost of £150.00 per week - please call for further details.
PARKING Allocated parking for one car in the garage on Cliff Road. (Dimensions can be provided on request).
OTHER INFORMATION The apartment has gas-fired central heating and hot water throughout with high quality laminate flooring in all the main rooms. Strictly no smoking or pets permitted.  Wireless broadband internet and telephone available. Very well appointed apartmentment, only marred by building works on the block below the road on the other side. However we were warned in advance and a discount offered, so no complaints

Lovley property plenty of kitchen utensils but building work directly opposite us also unsafe hand rail ans hole in laminate floor in kitchen witch have been reported . Long mirrors needed in two main bedrooms there was one in children's room witch was not needed .

This is an apartment which is extremely well apportioned with a fantastic view. It is perhaps looking slightly more tired than it did last year when the décor and appliances all felt completely new.

Very nice house, great location for the town centre and the beach at north sands. Our children were old enough (2.5 and 4) to navigate the 40 odd steps leading up to the house, but wouldn't want to take any younger children for that reason. Amazing view when you get to the top of the steps!! great view from 2 out of 3 bedrooms and the patio. Only complaint would be the window treatments, they are slatted metal blinds which don't shut out any light whatsover, you may as well not bother and they look hideous, this was not ideal for children. And when the blinds were pulled up, the cord was so incredibly long and nothing to secure it with ie a cleat, and it was a hazard for small children. Other than that it was lovely!

Very nicely furnished, well equipped and comfortable duplex. It would not however be big enough for 6 people as advertised. 4 would be OK. Not suitable for anyone who couldn't manage stairs as it is quite a climb to get in/out of the property. From the photos of the property, we had expected it to be right on the front looking onto the estuary. There is actually another property in front of it which rather blocks the view from the ground floor. Good view fom the bedroom (master) balcony.
