LOCATION Fallapit is situated just outside the village of East Allington, around three miles from the market town of Kingsbridge and ten miles from historic Totnes.  Dating back to the 15th Century, the estate was owned by the Fortescue family until the late 18th Century – the original manor house was rebuilt around 1810, and split into apartments in 2008.  Today the country estate offers a peaceful retreat in the countryside, surrounded by acres of grounds.  The market town of Kingsbridge, less than ten minutes drive away, is situated on the pretty Salcombe Estuary and offers shops, restaurants, plus leisure centre with indoor pool, whilst picturesque Salcombe, with its stunning waterfront, boutiques and tea rooms, is just a 15-20 minute drive from the estate.  With historic Totnes nearby, offering individual shops, weekly Elizabethan market, boat trips, museums and more, and the beautiful beaches and stunning scenery of the South Devon coastline within easy reach, this is the ideal location for exploring the South Hams.
ENTRANCE The main front door leads into a lobby entrance, offering access to all rooms.
KITCHEN/SITTING/DINING ROOM A delightful open plan area with high vaulted ceiling and French doors out the private stone terrace. A modern and well equipped kitchen has a range of white wooden wall and floor units, and black granite worktops extending to incorporate a breakfast bar with two stools.  A range of Neff appliances includes a four-ring gas hob, integrated electric oven, microwave oven, dishwasher and washing machine, as well as a large fridge/freezer.  The comfortable sitting area has two large leather sofas, coffee table, wood-effect gas fire, and large television with Freesat, and opens into a dining space with round table seating 4-6 guests. 
BEDROOMS Four steps leads up from the entrance lobby to three bedrooms on the same level.  The en suite master bedroom has a King size leather sleigh bed, bedside units, drawers, built in mirrored wardrobes, chair and TV. Door out to rear decked area.  The beautifully presented and fully tiled en suite shower room has large shower unit, wash-hand basin, w.c. and heated towel rail.  A second double bedroom has a wooden-framed King size bed, bedside unit, drawers and built-in wardrobe.  Bedroom three is ideally set up for children, with two single beds, bedside unit, drawers and small TV. 
BATHROOMS In addition to the en suite (above) is a fully tiled family bathroom (adjacent to the kitchen) which includes a bath, large walk-in shower unit, wash-hand basin, w.c., and heated towel rail.
OUTSIDE To the front of the property is a good sized paved terrace overlooking neighbouring properties, and equipped with a table, chairs and bench seating – ideal for enjoying a coffee or drink al fresco.  Lawned and paved communal gardens to the rear of the property lead to the wider Fallapit Estate grounds, where grassy areas, woodlands and a tranquil lake can be found.
PARKING Allocated off-road parking for one car, plus limited visitor bays.
