LOCATION The property is found towards the top of Crowthers Hill, a steep 7-10-minute downhill walk into Dartmouth and its array of boutiques, galleries, restaurants and tea rooms, as well as the picturesque River Dart. Blackpool Sands beach is just a 5-10-minute drive away whilst Woodlands Theme Park is just 3 miles outside of Dartmouth.
VIEWS There are superb panoramic views across the town and over towards the River Dart and Britannia Royal Naval College from most of the principal rooms.
ENTRANCE An entrance to the house at the upper level is most adjacent to the driveway and garage. The glazed front door leads into a large hallway with wooden flooring. A STUDY area with fitted desk and swivel chair is divided from the hall by an opaque glass screen. This area in turn opens through to a spectacular SITTING ROOM with large cream leather sofa, wall-mounted TV, iPod music dock, and bi-folding doors to the upper balcony. There is access to the master bedroom from this sitting area.
KITCHEN/BREAKFAST ROOM A beautifully fitted kitchen (ground floor) with wooden flooring and has an extensive range of eye and base level units with polished stone worktops and Miele appliances, including a five-ring gas hob with chimney style stainless steel extractor hood above, dishwasher, fridge/freezer, electric oven and grill, steam oven and wine fridge. A double-fronted utility cupboard houses a washing machine and tumble dryer, whilst a square breakfast table with four chairs sits in front of bi-folding doors which open to the wrap-around balcony.
LOUNGE/DINING ROOM A wonderfully light triple aspect room with full-height glazed sliding doors opening to a wrap-around balcony with glass panels, extending to the full length of the property. Wonderful views over the town and river. The lounge area is furnished with two leather sofas, leather armchair and stool, various bookcases and oak furniture, CD/radio hi-fi, and has an open fireplace with slate hearth. The dining area features a beautiful designer table with eight large leather backed chairs.
BEDROOMS Five in total. On the upper floor is a lovely en suite master bedroom with wonderful views over the town. The room is furnished with a super-King size bed, bedside units and fitted wardrobes with shelving. A glass fronted en suite is fully tiled and features a bath, walk-in shower with rain head, wash-hand basin, w.c. and heated towel rail. On the ground floor is a further double en suite bedroom with King-size wooden sleigh bed, bedside units, fitted wardrobes with shelving. The en suite features a bath with shower over, wash-hand basin, w.c. and heated towel rail. There are three further bedrooms at lower ground floor level. One double room has a pine bed, bedside unit, fitted wardrobe and en suite with large shower unit and rain head shower, w.c., wash-hand basin and heated towel rail. The adjacent bedroom has bunk beds (for children only), wardrobe, TV and DVD player, plus access to a small stone terrace. The fifth bedroom is also a double with bedside units, drawers and a river view. N.B. All duvets, pillows, bed linen and towels (excluding beach towels) are supplied.
BATH/SHOWER ROOMS In addition to the three en suites above is a family bathroom on the lower ground floor with bath, shower (over), wash-hand basin and w.c. There is a further CLOAKROOM on the ground floor with w.c and wash-hand basin.
OUTSIDE The upper floor balcony has a wooden table and six chairs, whilst the wrap-around balcony off the lounge area has a round table and chairs. A door at ground floor level leads to a third balcony, with steps down to large open area of wooden decking bordered by mature trees, shrubs etc.
PARKING For 3-4 cars on a secure drive with electric gates.
