5 Ridge Hill is a well presented Grade II listed family house dating back to the mid 19th Century. The accommodation is split over three floors with many rooms enjoying original features and lovely views across Coronation Park towards the River Dart. The property has been furnished and equipped to a good standard and is equally suited to families or couples looking for a comfortable base within easy reach of the town and the South Devon coastline.

LOCATION The property is found towards the lower end of Ridge Hill (overlooking Coronation Park and opposite the Royal Naval College) just a few minutes downhill walk into Dartmouth and its array of boutiques, galleries, restaurants and tea rooms, as well as the picturesque River Dart.  Blackpool Sands beach is just a 5-10 minute drive away whilst Woodlands Theme Park is just 3 miles outside of Dartmouth.
VIEWS Pleasant river views from each of the rooms on the front elevation.
ENTRANCE The main entrance door leads via a lobby into a hallway with timber flooring throughout.  Level access to the living accommodation whilst stairs lead up to the first floor bedrooms and bathroom.
SITTING/DINING ROOM.  On the ground floor, and with lovely views, is a comfortably furnished sitting room with two double sofas, chair, coffee table, wood-burning stove, flat-screen TV and DVD player.  This room opens into a good sized dining area with oak table and six chairs, CD player, a selection of board games and French doors that lead out to the rear terrace.
KITCHEN With fitted units, large range cooker with six gas burners and two electric ovens, fridge, freezer, dishwasher, microwave and small breakfast bar with two chairs.  Door to terrace.  Adjacent to the kitchen is a UTILITY AREA with sink, tumble drier and washing machine.  Separate CLOAKROOM with w.c.
BEDROOMS Four in total.  On the first floor is a good sized double bedroom suite with double bed, oak bedside units, drawers, wardrobe, rocking chair and river views.  Also at first floor level is a second double room with brass-framed double size bed, bedside units, bookshelves and fitted wardrobe and a twin room with two pine single beds, bedside unit, drawers, hanging rail, feature fireplace and basket of toys for young children.  On the second floor (accessed via a narrow set of wooden stairs) is an en suite double bedroom built into the roof space.  This spacious room has a King-size metal framed bed, bedside units, two sets of drawers, hanging space, dressing table and chair, and TV.  The en suite is split, with fully tiled wet room to one side of the room and w.c./wash-hand basin on the other.  N.B. All duvets, pillows, bed linen and towels (excluding beach towels) are supplied.
BATHROOMS In addition to the en suite (above) is a family bathroom on the first floor incorporating bath (with hand-held shower), w.c. and wash-hand basin.  There is an adjacent but separate fully-tiled room with power shower. 
OUTSIDE To the rear of the house is a private walled south west facing terrace/garden over two levels.  The upper level has a table with four chairs and chiminea.  
PARKING* A car parking permit is provided for the Mayors Avenue public car park (subject to available spaces)/Dartmouth Park and Ride from 1st April 2017 for 6 months until 31st October 2017.
BABY FRIENDLY EQUIPMENT A travel cot, high chair, table seat, two fixed stair gates, bed bars, baby monitor and potty are provided, as well as a range of children's' toys, books and games.
OTHER INFORMATION Original wooden flooring throughout.  The house enjoys the benefits of gas-fired central heating and hot water.  Wireless broadband internet available.  Two well behaved dogs are permitted but smoking is not allowed.

“The house was lovely, in a lovely location. A crying shame about the condition. The upstairs floors had been vandalised to fit in down lighters, totally out of character, making the boards very, very, creaky and noisy. Kept everyone awake at night!
The French Windows leading to the patio were rotting, we only opened them once and had trouble closing them again. A family of ants came up through the gaps round the sides of the doors.
The patio was untidy, needed a good sweep. The garden was overgrown.
The front door was difficult to unlock and open. Needed a shoulder against it to persuade it to open.
The fridge door was hanging on by a wing and a prayer.
I appreciate we were at the end of a long busy season, but the house was sadly neglected.”

“Our 2nd stay-the best equipped of the several houses we have rented. Everything provided-even fresh flowers and wine !!!! Only criticism-the very creaky bed in the front bedroom -together with squeaky floorboards makes a night time loo visit a bit stressful.”

“The house is in a very good position to enjoy the wonderful town of Dartmouth, its restaurants, shops and natural attractions. We particularly enjoyed being able to easily stroll to the Food Festival and access coast walks on both sides of the river, without having to get into a car.
The house itself was very well equipped, warm and beautifully presented. It is a property full of character that encapsulates the phrase 'shabby chic'. It was perfect for us, as we have three children and felt instantly at home. It is cosy and unfussily decorated, with plenty of room for all. It also has exposed wooden floorboards, rather than carpets, which we found both practical for a family of five and comfortable for those of us with allergies. The fact that the dining room and lounge area are connected was a real bonus and unexpected in a house of this period.”
