7 Island Quay is a comfortable and very well presented three-storey town house, part of a small, centrally located development close to the waterfront and just a short level walk to the town centre and quayside.  The property has been substantially refurbished in recent years to a good standard throughout, including a contemporary family bathroom. 

In addition to the stunning estuary views from almost every room the property has its own private mooring available for a boat or dinghy, and parking for one car.

LOCATION Island Quay is a small development of town houses at the end of Island Street, just a short walk from Salcombe's array of boutique shops, restaurants and beautiful sailing harbour.  The sandy beaches of East Portlemouth and Millbay are easily accessed via a small passenger ferry that runs throughout the year from the centre of the town.
ENTRANCE From the private courtyard the entrance opens into a small lobby with stairs immediately leading up to the first floor.
SITTING ROOM At the first floor level is a cosy living area with panoramic harbour views from the large picture window.  The sitting room is furnished with a double sofa, two armchairs and a wall-mounted flat screen Smart TV with Freeview and a DVD player.  A spiral staircase leads down to the kitchen below.
KITCHEN/BREAKFAST ROOM A well equipped and tidy kitchen has wooden units, four-ring gas hob and electric oven, dishwasher, freestanding fridge/freezer, microwave and larder/store.  A farmhouse dining table and chairs can seat six comfortably.  A door leads out to a small terrace.
BEDROOMS Three in total. On the first floor is a twin room with two single beds, bedside units and fitted wardrobe, whilst on the upper level there are two double bedrooms.  The master en suite has a King-size bed, bedside units, fitted mirrored wardrobe and drawers, and superb water views.  The en suite shower room has a shower cubicle, wash-hand basin and w.c.  The third bedroom - for one person only - has a double bed (with narrow access along one side only) and a fitted wardrobe.  N.B. All duvets, pillows, bed linen and towels are supplied - tenants require beach and tea towels.
BATH/SHOWER ROOMS In addition to the en suite shower (above) is a delightful family bathroom on the upper level comprising bath, shower (over), wash-hand basin, heated towel rail and w.c.  There is an additional CLOAKROOM adjacent to the sitting room with w.c. and basin.
BABY FRIENDLY EQUIPMENT  A travel cot, high-chair, stair-gate and children's cutlery are all supplied for young families
OUTSIDE To the front of the property is a small stone terrace with magnificent views across the estuary towards East Portlemouth.
PARKING
for one car only, a small/medium car will fit in the garage, if this is not suitable there is also a parking space in front of the garage. (Garage dimensions: Max Length 350cm by 210cm Wide).
MOORING For one boat or dinghy up to 17' in length
OTHER INFORMATION Mostly carpeted throughout but with tiled flooring in the kitchen and bathroom.  Wireless broadband internet available via a Smart TV. Gas fired central heating and hot water. Strictly no smoking or pets permitted.

“The property is in a fantastic location with great views. it was well fitted and spotlessly clean.

The only downsize is the spiral staircase down to the kitchen. This would cause difficulty to the infirm and very small children, this was not highlighted in the marketing material.

The garage will only accommodate a small car, not small/medium as stated.

Otherwise excellent.”

Update: The garage has now been measured and dimensions are available on request.  NB if the garage is not suitable there is an alternative parking space in front of the garage.

“Our third stay at 7 Island Quay. Great location and it has the benefit of parking and outside space. Standard of presentation was again very good. Everything was great. Only niggle is that the two chairs provided for the terrace are inadequate for 5 people and could do with 2/3 more, (which could be kept in the garage when not in use).”

Bearing in mind the quiet waterside location, excellent views, level access to Salcombe’s shops & boutiques, onsite parking and mooring, the owners do feel their holiday home is competitively priced for this very popular May half term week. “Great time of year to come away as no crowds.  Cottage is perfect and comfortable.  We’ve been coming to South Hams for many years and this is one of the best locations.  Don’t forget to visit the Maritime Museum and find out why so many WW1 Submarines were sunk outside of Salcombe Estuary…”

“We have had a fantastic and relaxing weekend with beautiful sunshine throughout.  What a view!!!  The location of this very comfortable, quaint holiday home is perfect.  Close to the town and everything we needed.  The walks have been so lovely and in between we have sat on the terrace in the sunshine.  Many thanks, we will be back.”
