Berry Cottage is an immaculately presented Grade II listed waterfront retreat in an idyllic and picturesque location, boasting stunning and uninterrupted views across the River Dart. Situated on The Quay in the pretty village of Dittisham, the former 19th Century fisherman's cottage, has been sympathetically and extensively refurbished in recent years to create a luxurious, comfortable and cosy holiday home over three levels, sleeping up to four adults (and a small, well-behaved dog!).

LOCATION A very special, riverside position on 'The Quay' in Dittisham (known locally as Ditsum!), just a 10 minute drive (or 20-30 minute river cruise via the small passenger ferry, or hired boat) from the historic naval town of Dartmouth, with its award-winning restaurants, individual boutique shops and delightful waterfront. The Ferry Boat Inn (one of two pubs in the village, in addition to a shop/post office) and widely acclaimed Anchorstone Cafe serving locally-sourced fish and seafood in a stunning riverside location are within 100 yards of the cottage, whilst Agatha Christie's former home 'Greenway' (now owned by the National Trust) is a short ferry 'hop' across from The Quay. The beautiful unspoilt South Devon coastline is also nearby, with Blue Flag-awarded Blackpool Sands beach around a 20 minute drive away.
VIEWS Stunning, uninterrupted views across the River Dart from the sitting room, master bedroom, and small quayside 'terrace'. Further river views over the cottage from the elevated decking area to the rear.
ENTRANCE The cottage is accessed from The Quay - via a covered porch and stable door (see full details regarding 'Access Information' below) directly into the sitting room.
SITTING/DINING ROOM This charming and cosy living area, with low ceiling, original supporting beams and delightful views is tastefully presented around the feature fireplace and wood-burning stove. The room is very comfortably furnished with a double sofa, two armchairs, coffee table and TV/DVD. An open staircase (with restricted head height in parts) leads up from the sitting room to the first floor bedrooms. The dining area has an oak table and four chairs, and side table with Bose iPod dock. Two steps lead up to the kitchen.
KITCHEN A well-equipped and elegantly crafted kitchen has a range of wall and base units topped with black granite, brick tiled splash-backs, and a range of appliances including a four-ring induction hob, integrated electric and microwave ovens, dishwasher, washer/dryer, fridge/freezer and Nespresso coffee machine. A door leads out to the rear terrace and decking areas.
EN SUITE BEDROOMS The master bedroom has superb river views via two waterfront windows and is furnished with a King-size bed, bedside units and lamps, fitted shelving, glass-topped dressing table and stool, and digital radio. Narrow and relatively steep stairs lead up to an en suite built into the roof space above. This very cleverly designed space has a freestanding bathtub (approx. 1200mm in length) with hand-held shower attachment, wash-hand basin, w.c., heated towel rail, shaver point and underfloor heating. The second bedroom is accessed via its own en suite which features a large walk-in shower (with rain head and regular shower fittings), wash-hand basin, w.c., heated towel rail, shaver point and underfloor heating. Two steps lead up into the bedroom (divided by a curtain) which has a double bed, bedside units with lamps, small fitted wardrobe, shelving, digital radio, skylights and porthole overlooking the rear terrace.
OUTSIDE To the rear of the cottage two flights of stone steps lead up to a private terrace with large pre-cast concrete table and wooden bench seating.  A further set of stone steps offer access to a spacious area of wooden decking with chairs, table and sun loungers. This area has good river views over the quayside cottages and is partly protected from the elements by a large canvas canopy.
PARKING Whilst there is no allocated parking at the cottage, spaces can usually be found on 'The Ham' nearby (approx. 100m), or on 'The Level' at the top of the village.
DART MARINA SPA MEMBERSHIP Guests can enjoy the use of the luxury facilities of the Dart Marina Health Spa in Dartmouth, including indoor pool, steam room, Jacuzzi, gym and beautifully designed relaxation areas (please check directly with the Spa for further information and times for family pool usage). Beauty treatments from Elemis are available, which should be pre-booked to avoid disappointment. (Current membership expires 10th February 2019) 
OTHER INFORMATION Beautiful oak flooring at ground floor level with carpets in the bedrooms and on stairs. Both bathrooms have tiled flooring with underfloor heating. Wireless broadband internet available, and telephone for local and incoming calls (limited mobile coverage). Strictly no smoking but one small, well-behaved (and well-managed!) dog is welcome. Paddleboards and boats can be hired from the nearby pontoon, and a small dinghy can be moored outside the cottage.
ACCESS INFORMATION It is important to appreciate firstly that The Quay in Dittisham is accessed by one steep and narrow road (mostly one car width) only. Whilst it may be possible to park for a short period nearby to unload/load on arrival/departure this will be dependant on local tides and usage of the nearby pub and cafe. We strongly advise guests to park at The Ham and carry luggage (preferably in small, soft bags not suitcases!) along The Quay to Berry Cottage. We also recommend that first time Dittisham visitors contact our office and/or take time to research the village fully prior to booking. In addition, we would highlight that the unusual layout of the accommodation of this cottage (in particular, the five sets of narrow/steep stairs/steps) may not be suitable for guests with health or access concerns. For reasons of safety - including the proximity of the cottage to the waters edge, and steep internal staircases - children under 5 years of age are not permitted.

“Berry Cottage is the most comfortable, cosy and well equipped cottage that we have ever stayed in. It is so well placed for using the local ferries to Greenway and Dartmouth and after a long day walking, so welcoming to come back to - every evening we lit the fire and opened a bottle of wine or two - perfect. Gorgeous part of the country - our favourite place.”

“Lovely cottage in a superb position and I would rent it again. The access to the cottage is perhaps a little more difficult than I had expected and one has to park the car about 0.25 miles away up a steep hill. Okay for me since I am relatively fit but if not it could be a struggle. Cottage was very well fitted out, lovely decor, I could have done with a little more artificial light in the living area and the main bedroom. The view from the cottage is simply stunning and its lovely to sit outside looking over the Dart, a river I've known since my childhood coming from a Dartmouth family.”

“Cottage in idyllic spot and very recently upgraded in a very tasteful but comfortable style. beds comfortable with good quality duvets, pillows and linen. one en suite bathroom per bedroom with very unusual bath in one, and large walk-in shower in the other. lovely terraced garden at rear with views over Dart to Greenway. Steep steps might be tricky for people with reduced mobility and young children may need to be supervised. the only thing missing was a corkscrew which we left for future guests!”

“We stayed in Berry Cottage last week and absolutely loved it. The decor, cleanliness, facilities etc were all second to none. This is our fourth year staying in Dittisham and we've had some lovely cottages but this beats the rest. We miss the view and the FBI!!! We will be returning! 😀”

“We spent a week in Berry Cottage in April. The property is great, perfectly equipped with everything one needs. The location is fantastic, perhaps as much as 20 seconds walk from the Ferry Boat Inn pub and the Anchorstone Cafe, serving the best seafood in South Hams. There's great crabbing off the end of the jetty (by the pub) and my daughter could have spent all day every day here. Thankfully, we did get to do other stuff too!

We had a fantastic time and will be back.

Berry Cottage isn't the largest house in the world - there were three of us, and it was comfortable, but any more would be a squeeze. Parking is 5 minutes walk up a steepish hill.”

“A beautifully and recently refurbished cottage combined with an idyllic location. Modern garden design blends delightfully with interior layout. Quirky pub and amazing seafood cafe on your doorstep. Prepare to walk uphill a lot. Not suitable for nervous drivers due to steep and narrow roads. The extra touches of providing high quality REN toileteries, dishwasher tabs, rubbish bags, washing up liquid, tea/coffee, super sharp knives and two tea towels (despite saying in details bring own tea-towels) were very much appreciated. Please note there is a washing/dryer (not mentioned in cottage details I think) and it would be great if surplus spices and oil etc could be left in the cupboards. We cannot wait to return (family with two sub-11 year girls).”
