This delightfully cosy cottage, situated in a sought after position in the heart of East Portlemouth village, has lovely views of the Salcombe estuary and is just a ten minute downhill walk to beautiful sandy beaches, 'Venus' cafe, and small foot passenger ferry (that runs to/from Salcombe all year round).  It is an ideal retreat and base for families or couples (with or without a dog) looking to explore this stunning location.

LOCATION A sought after position in the heart of East Portlemouth village, a pleasant 7/10 minute downhill walk to the sandy beaches of the estuary. The Salcombe ferry runs between East Portlemouth and the main town throughout the year, giving access to the town's shops, pubs and restaurants. In the High Season, the Harbour Master operates an evening water taxi service.
VIEWS Over the rooftops, towards the estuary from both front and back of the property, particularly from the main bedroom.
SITTING ROOM A porched entrance leads through into a cosy sitting room with sofa, chairs, lovely open fire and views over the estuary. TV, DVD and radio/CD player. Selection of childrens' games.
KITCHEN Stylishly finished with electric Aga, dishwasher, fridge, microwave, Magimix and large butcher's block. Pine table seating 6, and French doors onto very small balcony with estuary views. Bosch Maxi washing machine in built-in cupboard, in children's den, along with a small chest freezer.
BEDROOMS Two, both on 1st floor - double bedroom with superb 6' bed, fitted wardrobe and large picture window to take in views, over rooftops, of the estuary towards Kingsbridge. Bedroom 2 is a twin room with 3' single beds and fitted wardrobe. On the lower ground floor level (below kitchen) is a further open space/den (best suited for children, and adjacent to the bathroom) with a 3' single bed (and further 3' mattress on a pull out truckle base) This room doesn't have a window but is very airy opening onto rear hall with blackout roller blind running the length of one wall to encourage sleepyheads!  This area is offered only as an alternative sleeping option as maximim occupancy for the cottage is for four plus a baby.
BATHROOM Also on the lower floor with roll top bath, power shower, under floor heating, electric towel rail heater, w.c. and vanity unit with cupboards underneath. Plentiful hot water from mega flow system.
HALL with game rack, coat hooks and settle.
OUTSIDE To the rear of the cottage (across a small path) is a large garden with lawned area, shrubs and storage shed for beach/boat gear. Barbeque and sun loungers available.
PARKING Usually available outside cottage and/or in village nearby.
OTHER INFORMATION Painted floorboards and terracotta tiles throughout. Plentiful hot water from Megaflow system plus night storage heating and electric Aga. Wireless broadband internet available.
