LOCATION Although situated in a tranquil countryside location, Butterwell Barn is just a 10-15 minute drive to the beautiful sandy beach at Blackpool Sands, perfect for families, dog walkers (out of season) and water sports enthusiasts. The picturesque town of Dartmouth, with its pretty, narrow streets, offering art galleries, tea rooms and independent shops, as well as access to the stunning River Dart, is just a short drive away. In addition, Dartmouth Golf and Country Club and Woodlands family theme park are each within a mile or so of the barn.
VIEWS Lovely views over neighbouring farmland from most rooms as well as the large outside terrace area.
ENTRANCE A large oak front door at ground floor level leads into a spacious HALLWAY with tiled flooring, immediately welcoming you to the barn. A stunning oak staircase rises to the first floor.
EN SUITE BEDROOMS Four in total, all on the ground floor. The rooms are light and tastefully furnished, with delightful mosaic tiled flooring and high quality bath/shower rooms. The accommodation offers flexibility to family groups or parties of up to eight guests, plus one additional infant (under 2 years) - a travel cot (plus highchair and other baby friendly items) are supplied. At either end of the barn is a spacious ‘master’ room with super-King size bed, matching oak bedside units, wardrobe, drawers, dressing table and stool, and window seat – each en suite features a bath with rainhead shower (over) plus hand-held shower, wash-hand basin, cabinet, w.c, and heated towel rail. Two further bedrooms (situated next to the ‘master’ rooms) each have ‘zip-and-link’ super-King size beds that can be split on request to create 3' single beds. Both bedrooms have matching oak bedside units, wardrobe and drawers, with one also furnished with a dressing table and stool. The en suite shower rooms to these rooms each have a large walk-in shower, wash-hand basin, cabinet, w.c. and heated towel rail. N.B. All duvets, pillows, bed linen and towels excluding beach towels are supplied.
KITCHEN On the upper floor is a fabulous open plan and incredibly spacious area, with stylish and attractive oak flooring in the living areas, perfect for entertaining, relaxing or simply enjoying the peace and tranquility of this countryside location. The beautifully designed kitchen has an extensive range of fitted wall and floor units, marble worktops and large central island, and is equipped with a Toledo range cooker (with five burners and two ovens), two warming drawers, integrated dishwasher, American fridge/freezer (with water and ice dispenser), and larder, making self-catering a pleasure! The adjacent UTILITY/CLOAKROOM is equipped with a washing machine, tumble dryer and small sink. The cloakroom has a w.c. and basin.
DINING/SITTING ROOM The large dining area features an extendable wooden table with eight chairs, the ideal spot for family dining or entertaining with friends. There is also a study area with desk and chair. The sitting area, complete with beautiful inset gel fire (electric) is very comfortably furnished with three double settees, bookshelves, coffee table, and wall-mounted TV with Sky Q, Bluray player and a bluetooth speaker – a perfect space for relaxing after a busy day on the local beaches in the summer or for cosy nights in during out-of-season breaks.
OUTSIDE From the kitchen, doors lead out to an extensive and fully enclosed area of stone terrace with garden picnic table and bench seating, plus two sun loungers. There is also a large fire pit that can be adapted for use as either a barbecue or pizza oven. (Please note that logs are supplied for 2-3 fires – additional logs available at cost)

OTHER INFORMATION Mostly oak wooden flooring throughout the first floor living areas, whilst the ground floor bedrooms and bathrooms are beautifully tiled. The house is fully double-glazed and enjoys the benefit of under-floor heating. Wireless broadband internet available. Strictly no smoking but up to two well-behaved dogs are permitted. Limited mobile signal in and around the barn. Butterwell Barn is a shortlisted finalist in the LABC South West Building Excellence Awards 2018.
