Butterwell Barn is a superbly presented and very well equipped holiday home, newly converted and available from Autumn 2017. Situated in a peaceful rural location, just 10 minutes drive from Dartmouth’s waterfront, boutique shops and restaurants, as well as the stunning Start Bay coastline and beaches, the barn offers spacious and very comfortable, reverse-level accommodation for up to eight guests. Boasting four en suite bedrooms, each with super-King size beds (ie. 6’), the property is perfect for extended family parties, two families holidaying together or up to four couples looking for for a special break in delightful surroundings. The 19th Century Victorian barn retains much of its original character including high vaulted ceilings, beautiful oak beams and stonework. The first floor living, dining and kitchen areas in particular are huge, offering a fabulous space for entertaining, whilst the four bedrooms (all on the ground floor) ensure guests each have a double room with en suite facilities. Outside there is plenty of parking for up to four cars plus a substantial stone terrace with garden table, sun loungers and large firepit/barbecue! Butterwell Barn has recently been announced as a shortlisted finalist in the LABC South West Building Excellence Awards 2018.
Stay at Butterwell Barn in Jan, Feb, March and visit the lambs being born on our sister farm. Help feed any hungry lambs and you might even see one being born. Visits to the lambs should be prearranged for Saturdays so that we can dedicate time to you. Whilst dogs are welcome at Butterwell Barn, they would have to stay in your vehicle during your visit to the lambs. Pregnant ladies will not be able to attend.
LOCATION Although situated in a tranquil countryside location, Butterwell Barn is just a 10-15 minute drive to the beautiful sandy beach at Blackpool Sands, perfect for families, dog walkers (out of season) and water sports enthusiasts. The picturesque town of Dartmouth, with its pretty, narrow streets, offering art galleries, tea rooms and independent shops, as well as access to the stunning River Dart, is just a short drive away. In addition, Dartmouth Golf and Country Club and Woodlands family theme park are each within a mile or so of the barn.
VIEWS Lovely views over neighbouring farmland from most rooms as well as the large outside terrace area.
ENTRANCE A large oak front door at ground floor level leads into a spacious HALLWAY with tiled flooring, immediately welcoming you to the barn. A stunning oak staircase rises to the first floor.
EN SUITE BEDROOMS Four in total, all on the ground floor. The rooms are light and tastefully furnished, with delightful mosaic tiled flooring and high quality bath/shower rooms. The accommodation offers flexibility to family groups or parties of up to eight guests, plus one additional infant (under 2 years) - a travel cot (plus highchair and other baby friendly items) are supplied. At either end of the barn is a spacious ‘master’ room with super-King size bed, matching oak bedside units, wardrobe, drawers, dressing table and stool, and window seat – each en suite features a bath with rainhead shower (over) plus hand-held shower, wash-hand basin, cabinet, w.c, and heated towel rail. Two further bedrooms (situated next to the ‘master’ rooms) each have ‘zip-and-link’ super-King size beds that can be split on request to create 3' single beds. Both bedrooms have matching oak bedside units, wardrobe and drawers, with one also furnished with a dressing table and stool. The en suite shower rooms to these rooms each have a large walk-in shower, wash-hand basin, cabinet, w.c. and heated towel rail. N.B. All duvets, pillows, bed linen and towels excluding beach towels are supplied.
KITCHEN On the upper floor is a fabulous open plan and incredibly spacious area, with stylish and attractive oak flooring in the living areas, perfect for entertaining, relaxing or simply enjoying the peace and tranquility of this countryside location. The beautifully designed kitchen has an extensive range of fitted wall and floor units, marble worktops and large central island, and is equipped with a Toledo range cooker (with five burners and two ovens), two warming drawers, integrated dishwasher, American fridge/freezer (with water and ice dispenser), and larder, making self-catering a pleasure! The adjacent UTILITY/CLOAKROOM is equipped with a washing machine, tumble dryer and small sink. The cloakroom has a w.c. and basin.
DINING/SITTING ROOM The large dining area features an extendable wooden table with eight chairs, the ideal spot for family dining or entertaining with friends. There is also a study area with desk and chair. The sitting area, complete with beautiful inset gel fire (electric) is very comfortably furnished with three double settees, bookshelves, coffee table, and wall-mounted TV with Sky Q, Bluray player and a bluetooth speaker – a perfect space for relaxing after a busy day on the local beaches in the summer or for cosy nights in during out-of-season breaks.
OUTSIDE From the kitchen, doors lead out to an extensive and fully enclosed area of stone terrace with garden picnic table and bench seating, plus two sun loungers. There is also a large fire pit that can be adapted for use as either a barbecue or pizza oven. (Please note that logs are supplied for 2-3 fires – additional logs available at cost)

OTHER INFORMATION Mostly oak wooden flooring throughout the first floor living areas, whilst the ground floor bedrooms and bathrooms are beautifully tiled. The house is fully double-glazed and enjoys the benefit of under-floor heating. Wireless broadband internet available. Strictly no smoking but up to two well-behaved dogs are permitted. Limited mobile signal in and around the barn. Butterwell Barn is a shortlisted finalist in the LABC South West Building Excellence Awards 2018.
