A deceptively spacious and comfortable property sitting proudly above the town with clear and uninterrupted views along the Salcombe estuary. Something of a local landmark in its elevated position, this late 19th Century house has been converted into three apartments in recent years with the main holiday accommodation divided over two floors and offering exclusive access to the large garden. Much of the property has been recently refurbished and it is suited to family groups or perhaps two couples looking for a centrally located house with lovely views and off-road parking.

LOCATION The property is located towards the lower end of Devon Road with just a 5-7 minutes downhill walk into Salcombe and its array of boutiques, pubs, restaurants and famous waterfront.  The sandy beaches of East Portlemouth and Millbay can be reached quickly and easily via the small passenger ferry that runs to/from the harbour all year round.
VIEWS Stunning views along the Salcombe estuary towards Snapes Point and South Pool Creek and across to East Portlemouth beach, from each of the rooms on the front elevation and the garden/terrace.
ENTRANCE An outer door (unlocked) leads into a glazed porch area with the main entrance door offering access into the property at the first floor level.  A further door from the hallway leads into the accommodation with two bedrooms and shower room on this floor.
SITTING/DINING ROOM On the ground floor, and with panoramic views, is a comfortably furnished sitting room with double sofa, armchairs, chaise longue, coffee table, feature stone fireplace, flat-screen TV, DVD player and DAB radio/MP3 hi-fi.  Glass door leads out to the garden.  The dining area has an ash table seating eight comfortably.
KITCHEN/BREAKFAST ROOM A newly refurbished and extended kitchen has sleek fitted units, four ring gas hob, electric double oven, American fridge/freezer, dishwasher, washer/dryer, microwave and wine cooler.  The room extends out towards a bright and sunny breakfast area with table, four chairs and wonderful views.  A door leads out to the side of the house with access to garden and parking area. 
BEDROOMS Three in total.  On the first floor is a large bedroom with king bed, bedside units, drawers, wardrobe, chairs and estuary views.  Door out to balcony with table and two chairs.  Also at first floor level is a twin bedroom with two single beds, bedside units, fitted wardrobes, drawers and basin.  On the ground floor is a further double bedroom with lovely oak flooring, bedside units, wardrobe, drawers, chairs and doors to rear courtyard.  N.B. All duvets, pillows, bed linen and towels (excluding beach towels) are supplied.
BATHROOMS On the first floor is a newly fitted, tiled family bathroom with bath, rainhead shower (over), w.c., heated towel rail and wash-hand basin.  On the ground floor is a stylishly presented shower room with rainhead shower, w.c . and wash-hand basin, heated towel rail.  
OUTSIDE To the front of the house is an attractive area of tiered garden (over four levels) with some stone terracing and garden furniture.  There is also a balcony at first floor level
PARKING Off-road parking for one medium sized car.
OTHER INFORMATION The house is fully double-glazed and enjoys the benefits of gas-fired central heating and hot water.  Oak flooring or carpet in most rooms. Wireless broadband internet available.  Strictly no smoking or dogs permitted. Due to the nature of the tiered garden, it is suggested that young children are supervised.

“A perfect property apart from the parking. We would rent Edinburgh House regularly but cannot park a family car on the frontage, so unless we have a smaller car with us (VW Golf) we, as a couple, will not use it. There is a solution - move the steps to beside the house, infill the old ones, level and tarmac. Relatively inexpensive. It is a 3 bed family holiday let at which you cannot park a family car, I know this is common in Salcombe, however there is an opportunity here that does not exist elsewhere at a property with a fantastic view!”

“Absolutely fabulous view which is the highlight of this property. Ground floor - which includes living room and kitchen - is well appointed as is the bathroom on the first floor. The upper floor needs attention from a maintenance point of view - somewhat disconcerting to find cracks in the ceilings and covings. The cleaners were still in the property when we arrived at 3.30pm. They apologised and we were happy to wait while they finished off. The entrance lobby was littered with dead flies - not a good first impression and perhaps overlooked in the cleaners haste to leave. Parking (on the drive) is tight and we found ourselves blocked in on occasion by a Transit van belonging to the upstairs flat. These are relatively minor points given the property's nearness to the centre of Salcombe and the superb view which one cannot put a price on.

Note: the agent's directions to the property state that Edinburgh House is grey. It is in fact blue.”

“The good features are the view is even better than it looks on the website, the location of the house is excellent, the rooms are large , the kitchen is well equipped, showers excellent.Internet really good.Excellent amount of games and books to read.
Lovely and warm and quiet. None of us wanted to go home.
The minor points which would put us off going again are - needs a more thorough clean of the cobwebs around fire and bookcases, kitchen cupboard doors and utensils and microwave doors - sticky needs a good clean here. Bed in main bedroom is very narrow just about can classify it as a double bed - really needs a kingsize bed here, seating in the living room is only for 4 people - the sofa is a sofa bed so not very comfortable, the chaise is uncomfortable. Parking is tricky- a small space outside the house is for your car and the tenants upstairs - if you both have tiny cars it can be just about squeezed in, if the tenants have a van..........”

“Parking extremely poor only able to park a small car comfortably and then it kept getting blocked in . Building noise and bonfire smoke from the adjacent house blighted our holiday. The house has lovely bathrooms and a good kitchen the rest of the house is very dated and and very mix matched odd assortment of furniture . But the views are wonderful and it's easy to walk into salcombe .”
