Estuary House is a spacious and very well presented holiday home, just a few short steps from the tidal estuary in the pretty village of South Pool. The two-storey detached house has been significantly refurbished in recent years to provide a high standard of accommodation for families, couples or those simply looking for a comfortable holiday retreat in a sought-after location with quick access to the Kingsbridge/Salcombe estuary. The unique split-level accommodation has five good-sized bedrooms, three bath/shower rooms and even two kitchens, whilst there is a large, private drive with space for a number of cars, boat and trailer. Estuary House is a spacious family friendly house with easy access to beaches and coastal walks - there is plenty to keep everyone happy including your four-legged friend!

LOCATION Set in a conservation area, in an idyllic location in the very heart of the picturesque village of South Pool within a few yards of the tidal estuary, and just a short walk to the award-winning Millbrook Inn. Boats, canoes or paddle boards can be launched nearby for delightful water trips to the towns of Salcombe and Kingsbridge. A Canadian canoe is available, along with crab lines, buckets and nets for use on the village pontoon. Nearby is the stunning Start Bay coastline, with miles of beautiful beaches and the National Trust coastal path - for spectacular walks through the villages of Torcross, Beesands and Hallsands, and on as far as the Start Point lighthouse - is just a short 10-15 minute drive away.
VIEWS Wonderful views of the village, estuary and gardens from the large French windows.
ENTRANCE A flight of stone steps lead up to the entrance hallway at first floor level.
SITTING/DINING ROOM This light and sunny dual-aspect living space is very comfortably furnished with two large sofas, two hand woven chairs, coffee table, and wood burning stove. There is a bluetooth speaker, television with Freesat, DVD player and Wi Fi. Two sets of double French doors lead out onto the first floor balcony with superb views of the village, estuary and gardens. The open plan accommodation extends into a dining area and tasteful kitchen. A sleek dining table can seat up to eight comfortably, a bench is available for extra seating.
KITCHENS The main kitchen is fitted with a variety of equipment including an electric range cooker (with five-ring hob and two ovens), microwave and dishwasher, two fridges and a freezer. A second kitchen at ground floor level is similarly equipped, has a breakfast bar, one fridge, microwave, washing machine and tumble dryer.
BEDROOMS Five in total, of which three are on the first floor. The en suite master bedroom has a King size bed, bedside units, wardrobe and drawers. The en suite has a large shower cubicle, wash-hand basin, w.c., heated towel rail, and light. A second double room also has a King-size bed, bedside units, fitted wardrobe and drawers, whilst the third bedroom at this level has bunk beds (SUITABLE FOR CHILDREN ONLY). Two further bedrooms on the ground floor include a twin, with two single beds, bedside unit, fitted wardrobe and drawers, and another with a double bed, bedside units, wardrobe and drawers.
BATH/SHOWER ROOMS In addition to the en suite shower room (above) there are two further family bathrooms, one on each floor. The first floor bathroom has a bath, separate shower cubicle, wash-hand basin, w.c., and heated towel rail. The ground floor bathroom is fitted with a large shower, wash-hand basin, w.c., and heated towel rail.
CONSERVATORY At ground floor level is a spacious, sunny conservatory (adjacent to the kitchen and accessible from the parking area) with two-seater sofa, television/DVD player table and chairs to seat 4. French window doors lead out to the lower sun terrace.
OUTSIDE There is an area of paved terrace to the front and side of the house, with large table and chairs this extends to a large private garden and orchard which surrounds the house. The South-facing first floor decked balcony also has a table and chairs, and views over the village. A charcoal BBQ is also offered for the authentic barbecuing experience.
PARKING A very large open driveway provides off road parking for up to four cars and a boat trailer.
OTHER INFORMATION Oil fired central heating and hot water. All duvets, pillows, linen and towels are provided but guests will need to bring beach towels. Baby friendly facilities available (2 x high chairs and a travel cot - bedding not provided). Mostly wooden flooring throughout, with carpet in the majority of bedrooms. Wireless broadband internet available. Strictly, no smoking permitted. Guests are welcome to pick their own fruit during the late summer weeks from the orchard, which surrounds the house. Two well behaved dogs are permitted.
