The accommodation is presented over three floors, with five good sized bedrooms, three with large en suite bath or shower rooms. LOCATION Situated in the village of Hillfield, three miles from historic Dartmouth, Hillfield Farmhouse is just a short drive from the picturesque town's award-winning restaurants, individual shops and art galleries, and the beautiful waterfront. Enjoy a boat trip out to sea or down river, visit the castle, the National Trust's Greenway or the Britannia Royal Naval College, try the traditional pastime of crabbing or simply sit and enjoy the spectacular views across the River Dart and out to sea. With the Start Bay coastline within a 10-minute drive, this is also a fabulous location for exploring the area's unspoilt beaches, including the Blue Flag awarded Blackpool Sands.
ENTRANCE From the gravelled entrance is via the main front door, into an attractive hallway with oak flooring. This in turn leads through to the ground floor living accommodation with stairs offering access to the bedrooms and bathrooms at first and second floor level. There are two further entrances at ground floor level, one leading directly into the kitchen and the other into a BOOT ROOM with bench seat and pegs for coats etc. This room extends into a spacious and well equipped UTILITY ROOM with fitted cupboards, granite worktop, Belfast sink, washing machine, tumble dryer, fridge, freezer and stone tiled flooring. There is also a small STUDY off the hallway offering a quiet space with desk and stool, and leather armchair the perfect place to escape with the morning papers or check emails!
SITTING ROOM This delightfully cosy, yet spacious living space is beautifully presented, and features a stunning double-fronted Inglenook fireplace with wood-burning stove, television with Sky, double sofa, two matching armchairs, other easy chairs, window seat, coffee table and dresser.
TV ROOM Adjacent to the sitting room (and also accessed from the utility room) is a secondary living area with wall-mounted 50" television, large L-shaped sofa, chair and stool. A small door off this room opens to reveal a narrow staircase up to the master bedroom, whilst a stable door offers access to the side terrace.
SNUG A third reception room on the ground floor, linking the hallway and kitchen (via open archway), has a feature fireplace with wood-burning stove and attractive oak mantle, large arched window with seating, L-shaped sofa, table, and television with Sky.
KITCHEN Also on the ground floor is an elegantly designed and very well equipped, hand crafted kitchen with original, full height exposed stone wall and angled ceiling. Beautiful kitchen units are topped with granite, whilst a large central island extends to create a breakfast bar with four rattan stools. The kitchen is equipped with mostly Siemens appliances including a five-ring induction hob, integrated electric and microwave ovens, warming drawer, dishwasher, fridge and freezer. There is a small, adjacent CLOAKROOM with w.c. and basin.
DINING ROOM The kitchen opens out into a light and sunny dining area, ideal for entertaining and offering direct access to the private walled terrace. The large glass-topped wooden dining table, positioned in front of the sliding glass doors, seats ten comfortably.
BEDROOMS Five in total. The very spacious and sumptuous en suite master bedroom (accessed from the TV room via narrow, winding stairs) has a high, vaulted ceiling with original wooden cross beams, exposed stone wall, super-King size bed, bedside units and lamps, fitted wardrobes, dressing table and stool, and small armchair. The immaculately presented and fully tiled en suite has a large walk-in shower with ceiling-mounted rain head shower, additional hand-held shower attachment, vanity unit with granite top, w.c., heated towel rail, shaver point and light. At first floor level there are two further en suite bedrooms. The first of these has a super-King size bed, bedside units with lamps, fitted wardrobe, dressing table and stool and attractive arched window. The spacious en suite has a lovely freestanding slipper bath (with hand-held shower), walk-in shower unit with rain head and hand-held showers, double vanity unit with large mirror, w.c., heated towel rail, shaver point and light. The second en suite bedroom has an elegant King-size bed, bedside units with lamps, fitted wardrobe, arched window and feature fireplace. The en suite shower room has a walk-in/out unit with rain head and hand-held showers, double vanity unit with large mirror, w.c., heated towel rail, shaver point and light. The fourth and fifth bedrooms are both twins (on the second floor level), each with two single beds, bedside units and drawers. All duvets, pillows, bed linen and towels excluding beach towels are supplied.
BATH/SHOWER ROOMS In addition to the three en suite bathrooms (above) there is a further shower room on the second floor (between the two twin rooms) with shower cubicle, rain head and hand-held shower attachment, wash-hand basin, w.c., heated towel rail, shaver point and light. A Molton Brown toiletries gift pack is provided at the start of your stay.
OUTSIDE To the side of the farmhouse is a private, three-tiered walled terrace with various chairs and tables at each level (including large table for al fresco dining), and Outback gas barbecue. An original wooden gate leads through into a front garden laid mainly to lawn, and driveway.
PARKING Off-road parking on gravelled driveway for 3-4 cars.
