Higher Hill is a stunning barn conversion (completed early 2014), furnished and presented to the very highest, contemporary standards whilst retaining many of its original features and charm. The two-storey accommodation is mostly reverse level with four of the five bedrooms on the ground floor, and the living space above - it offers a superb base for extended families or up to five couples in an idyllic rural setting. The beautiful, rugged Start Bay coastline and South West Coastal Path is just 3 miles away, whilst the famous sailing town of Salcombe is within a 15-20 minute drive.
LOCATION Higher Hill is in a delightful country setting close to the village of Sherford, yet just 2-3 miles from the market town of Kingsbridge and around 10 miles from Salcombe. The Blue Flag award-winning beach at Bigbury-on-Sea is a 15-20 minute drive away, as is much-photographed Blackpool Sands, nr Dartmouth.
ENTRANCE The ground floor entrance hallway has a wooden monks bench and tiled flooring. There is quick access to four en suite bedrooms at this level with wooden stairs leading up to the living accommodation. The adjacent UTILITY ROOM is equipped with a washing machine and tumble dryer.
BEDROOMS Five in total, of which the four at ground floor level are all en suite. There are three fully-carpeted double bedrooms, each with oak King-size beds, matching bedside units and drawers, and fitted or free-standing wardrobes. Two of the bedrooms also have an oak dressing table and chair, whilst the master has a wall-mounted TV. There is also a twin bedroom with two oak framed single beds, matching bedside unit, wardrobe and drawers. Each bedroom has a fully-tiled en suite shower room with shower, vanity unit/wash-hand basin, w.c., and heated towel rail. On the first floor is a bunk bedded room with adjacent family bathroom. N.B. All duvets, pillows, linen and towels are provided. Tenants will require beach and tea towels.
BATH/SHOWER ROOMS In addition to the four en suites (above) is a family bathroom (adjacent to the kitchen/bunk room) comprising bath, vanity unit/wash-hand basin, heated towel rail and w.c.
KITCHEN/SITTING/DINING ROOM On the first floor is a superb open-plan living area (with high vaulted ceiling and original cross beams) incorporating a beautiful, modern kitchen. Fitted to the very highest standard the kitchen has Shaker-style cream units and black granite worktops, central island, Rangemaster cooker (with double oven), fridge/freezer, dishwasher, microwave, coffee machine and wine cooler. Tri-folding doors lead out to upper terrace. The dining area has a large oak table seating ten or more comfortably, an ideal room for entertaining. Finally, the very spacious living area has two very large sofas, two armchairs, 48" Smart TV (with Sky) with DVD player and surround sound system, wood-burning stove and Juliet balcony.
SNUG A small, but comfortable, secondary sitting room has a sofa and Smart TV.
OUTSIDE A large terrace accessed from the kitchen - is ideal for al fresco dining with table and chairs for ten. There is also a two-tiered lawn and pond (unfenced * please see note below in Other Information). An outbuilding houses a playroom with pool table and table football.

OTHER INFORMATION Mostly porcelain tiling throughout with carpet in the bedrooms and snug (shoes are not allowed to be worn in the barn - a box of slippers is supplied for guests). An air-sourced heat pump supplies hot water and under-floor heating. Wireless broadband internet and telephone (tba) available. Strictly no smoking or pets are allowed. *For reasons of safety and comfort children under 5 years of age MUST be supervised in the gardens.
