LOCATION The property is on Herbert Road, approximately 10-15 minutes downhill walk (steep in places) to Salcombe town centre with its array of boutique shops, pubs and restaurants.
ENTRANCE A covered entrance lobby leads into a good sized hallway off which is a UTILITY ROOM with washing machine, tumble dryer, and sink. Stairs lead up to the first floor master bedroom.
SITTING ROOM A cosy sitting room has a large sofa, armchair, chairs, occasional furniture, widescreen TV (with FreeSat), DVD player with surround sound, and coal-effect gas fire with stone surround and mantle. A glazed door leads out from the adjacent alcove to the garden.
KITCHEN/BREAKFAST ROOM The modern and recently fitted kitchen is equipped with a range of sleek white gloss units and central island, black granite worktops, five-ring induction hob, gas oven, integrated microwave, larder fridge, freezer and dishwasher. There is a small breakfast table with two chairs, and a Roberts DAB radio.
CONSERVATORY/DINING ROOM Steps leads down from the kitchen to a spacious, light and sunny conservatory with designer table and six chairs, two sofas and CD hi-fi, and views across the town and to the estuary beyond. Bi-folding glass doors can open fully, offering access to the sunny garden, decking and terrace areas.
BEDROOMS Three in total. The first floor en suite master bedroom has a King size leather-framed bed, bedside units, wardrobe and Bose radio. Sliding glass doors out to small balcony with lovely views. The en suite has a bath, separate shower cubicle, vanity unit with basin, and w.c. On the ground floor are two further bedrooms the first has a double bed, bedside unit, fitted wardrobes and chair, whilst the third has two single beds, bedside unit, wardrobe and drawers. All duvets, pillows, bed linen and towels are provided. Tenants will require beach and tea towels.
BATH/SHOWER ROOMS In addition to the en suite (above) is a family shower room on the ground floor with electric shower, w.c. and corner basin.
OUTSIDE A very attractively presented area to the rear of the house with manicured lawn, shrubs and borders, as well as lovely stone terrace (with raised pond), and wooden decking. Small table with two chairs.
PARKING Off road parking for 2-3 cars plus boat trailer, on drive to the front and side of the house.
OTHER INFORMATION The flooring is mostly carpeted with tiles in the kitchen and conservatory. Gas fired central heating and electrically-heated hot water. Wireless broadband internet available. Strictly no smoking or pets permitted.

We had a few problems with the house this year but the team in Salcombe were very quick to come out and rectify the situation. They couldn't have been more helpful.

This is a superb house, very spacious and comfortable. A few things (like small plates) were missing from the kitchen, but this is the only negative thing we have to say really. The bed in the master room was a little too hard for our liking, but this is personal preference. The views were absolutely amazing. Although the details on the website state that this property is up a steep hill, be aware that this is a very long, steep hill (or a shortcut of 212 steep steps in to town). People who are not reasonably fit may find that they end up driving in to town so that they don't have to walk up the steps or hill back to the property.

The house was fantastic which met all our requirements as a holiday home. This is not a critisim but it would have been helpful to have a basic dust pan and brush available and a decent supply of bin bags which have been available in other holiday homes booked in Salcombe. Also, the instructions regarding use of appliances and bi-folding doors was spread out in the house so was difficult to find, we felt it would have been better to keep them altogether in one folder. The wi-fi details were also no where to be found together with information regarding refuse collections and recycling.

Lovely home to holiday in, ideal for a family or couples with a beautiful sunroom with views over the estuary. Great holiday in wonderful Salcombe! Only thing to be aware of is that the uphill climb back from the town is steep!

Beautiful house, excellently equipped and with a lovely garden. The views were stunning and the house was well situated for walking into town and as a good base for touring the local area. It was spotlessly clean + in good order.
