A stunning contemporary detached house with delightful sea views, just a few minutes walk from Thurlestone beach, providing a very high standard of accommodation for families, adult groups or those simply looking for five-star luxury in the heart of this popular village. The house boasts six delightful bedrooms including two beautiful master suites each with bath/shower room, Juliet balcony and superb sea views, as well as an exquisitely designed, contemporary kitchen, light and sunny sitting room with open fire, and dining area to seat 12 comfortably. A spectacular terrace to the front of the house is ideal for al fresco entertaining.

LOCATION Kirkdale is set in a quiet lane on the edge of the exclusive 'Yarmer' estate in Thurlestone. The house is just a short walk from the local links golf course and coastal path beyond. The village is also easily accessible on foot and it is just a few yards stroll to the 4-star hotel (with challenging Par 3 golf course), pub and village stores/post office. The sailing waters of Salcombe are just a 10-15 minutes drive from the village whilst the market town of Kingsbridge is 4 miles away. The beautiful sandy beaches of Bantham and Bigbury are an exhilarating 25-30 minute walk away.
VIEWS Excellent views across the village and out to sea from the first floor bedrooms in particular. Very pleasant but more sheltered views from the sitting room, dining room and garden/terrace also.
ENTRANCE From the driveway a short walk to the front door and into a spacious hallway off which is a superb, fully tiled SHOWER/CHANGING ROOM with large walk-in shower, changing area with bench and hooks, heated towel rail and stainless steel sink unit (ideal for wetsuits and swimming clothes etc.). Separate cloakroom with w.c., wash-hand basin and heated towel rail. There is also a range of full length, fitted cupboards for coats and shoes. The hallway extends through to all other rooms on the ground floor.
KITCHEN/BREAKFAST ROOM On the ground floor is an exquisitely designed, contemporary kitchen with elegant fitted units, Silestone worktops and wide range of Neff appliances including large gas range with six-ring hob, double electric oven and grill, integrated microwave, dishwasher, and fridge. In addition there is an American fridge/freezer with ice-maker and filtered water dispenser. The worktop extends into a Silestone breakfast bar with four leather stools. Large sliding glass door out to side terrace and garden.
DINING ROOM A large formal dining area adjacent to the kitchen with oak table seating 12 comfortably. Large sliding glass door out to front terrace and garden.
SITTING ROOM A light, sunny and very spacious room with lovely views across the garden and to the sea beyond. The sitting area has two large leather sofas, two leather armchairs, feature fireplace, occasional furniture, widescreen television (with Freeview), DVD player and CD/radio/iPod unit. It also has a small desk with chair. Large sliding glass door out to front terrace and garden.
TV/PLAYROOM On the 'half level' between ground and first floors is a TV room with widescreen television with Sky HD, DVD player, 7-seater leather sofa and a selection of board games and puzzles.
GAMES ROOM On the 'half-level' between ground and lower ground floors is a games room with full-size pool table, dartboard and television.
BEDROOMS Six in total, of which three are on the first floor including two beautiful en suite double bedrooms, each with a Juliet balcony and superb sea views. These bedrooms each have a Hypnos super-King size bed (6'), bedside units, fitted wardrobes, drawers and dressing table - one double room has a fully tiled en suite bathroom with bath, separate walk-in shower, double vanity unit, w.c. and heated towel rail, whilst the other has a walk in shower, double vanity unit, w.c. and heated towel rail. Also on the first floor is a smaller room with a single bed. The three remaining bedrooms are all on the lower ground floor. There is a large double bedroom with Hypnos super-King size bed (6'), bedside units, small desk and chair, fitted wardrobes/cupboards and fully tiled en suite bathroom with bath, separate walk-in shower, double vanity unit, w.c. and heated towel rail. In addition there are two twin rooms each with two single beds, fitted wardrobe and bedside units. Roberts radio's in all main bedrooms. A wooden cot is also supplied on this level. All duvets, pillows, bed linen and towels (excluding beach towels and cot bedding) are supplied.
BATH/SHOWER ROOMS In addition to the three en suite bath/shower rooms and ground floor changing room (as outlined above) there is a further shower room on the lower ground floor (adjacent to the twin bedrooms) with walk-in shower, wash-hand basin, w.c. and heated towel rail.
LAUNDRY ROOM On the lower ground floor with washing machine, tumble dryer and sink.
OUTSIDE To the front of the house is a spectacular terrace with bench seating, table and chairs, and sea views. Additional side terrace (off kitchen) with coffee style table and chairs, surrounded with various fresh herbs. There is also a good area of lawn to the front and sides of the property with mature shrubs and plants beneath the terrace.
PARKING Off road parking on drive for up to six cars.
OTHER INFORMATION The accommodation is presented over three levels with additional rooms between each floor. The majority of reception rooms and communal areas have oak flooring with carpet in the bedrooms and beautiful ceramic tiles in the bath and shower rooms. The house is fully double-glazed and enjoys the benefits of thermostatically controlled hot water with under floor heating in all rooms. Wireless broadband internet available. Strictly no smokers or pets permitted.

“A beautiful property, perfect for large groups and families. The setting is great for young children apart from a small part of the garden. The bedrooms are attractive and generous. The kitchen is extensively equipped and provided a super communal focus. Bathrooms are generous and attractively finished with efficient showers. A number of small housekeeping points need attention.The outdoor chair covers were badly stained and need to be cleaned. The dishwasher had clearly had no salt or rinse aid for some time and this should have been checked. We reported an open pipe in the cupboard off the kitchen which had not been capped and so sewage smells escaped. We also felt the towels needed renewing for a property of that standard. These are general maintenance and housekeeping issues which are easily remedied if checks and attention to detail are given by the company.”

“Lovely large house in a peaceful setting close to the SW coastal path and located in a quiet village. House was well equipped with everything you could wish for. My only surprise was that the bedrooms did not have a TV - in this modern era a house for so many people (11+) would benefit from this purely so people could break away from each other to watch their own thing in the evenings. It obviously didn't spoil our holiday but was a mere observation! The only slight negative thing for me was that I thought the outside areas could have done with a clean - there was quite a lot of dust/cobwebs/bird droppings on the windows/patio etc. A watch out if you are a nervous driver is the narrow lanes down to this house/surrounding beaches etc- often just a car width! Great village pub a few yards walk from the house- The Thurlestone Village Inn. Ate there 4 times and would well recommend! Would use the company again and stay at Kirkland house.”
