Links Cottage is a large detached family house on the exclusive Yarmer Estate in Thurlestone. It has magnificent coastal and sea views from all the reception rooms and bedrooms. The house has a fully enclosed garden ensuring an excellent level of privacy. It has been updated in recent years and is furnished to a good standard. The house is a short walk to the sandy beach, golf club, tennis courts, pub and village shop. It is ideally suited to one or two families or couples looking for a very spacious holiday property within this picturesque Devon village.

LOCATION The house is beautifully positioned alongside the 18th fairway of Thurlestone Golf Course and with magnificent views across the links and out to sea.  Thurlestone's famous 4-Star hotel - with its Par 3 golf course, popular restaurant and pub - the village stores/post office, 18-hole links golf course and tennis courts are all within a short walk whilst a number of excellent beaches are also close by.  The ever-popular sailing waters of Salcombe are within a pleasant 10-15 drive as is the market town of Kingsbridge.
VIEWS Unrestricted southerly views from all the bedrooms and the main living areas across the golf course, cliff tops and beautiful coastline around Bolt Tail.
ENTRANCE From the driveway there are a number of stone steps down to a side entrance door which in turn leads through to the kitchen.  There is also a shower room and bedroom at this level.
KITCHEN/BREAKFAST ROOM A spacious and sunny room incorporating a modern kitchen with tiled flooring, stylish, contemporary units, granite worktops, four ring induction hob, 2 electric ovens with grills, microwave, American style fridge/freezer and dishwasher.  The room incorporates the breakfast room with a table seating up to 12.

TELEVISION ROOM The television room is light and bright with a large L shaped sofa seating 5/6, a computer desk (with LAN Broadband connection), a coffee table and a Smart LG 42" television.
BEDROOMS Six in total:  On the first floor is an en suite double bedroom with super-King size bed and en suite bathroom with bath, hand held shower, wash-hand basin, heated towel rail and w.c. There are two twin bedrooms, each with two single beds and one with a wash-hand basin. Finally at this level is a double room with 5' double bed. On the ground floor is a very spacious twin room with two single beds, TV, hi-fi system and fitted wardrobes. There is an additional twin bedroom in the new extension (above the garage). N.B. All duvets, pillows, bed linen and towels (excluding hand towels and beach towels) are supplied.  A wooden cot is also available.
BATH/SHOWER ROOMS In addition to the en suite (above) is a family bathroom on the first floor with bath, wash-hand basin and heated towel rail.  Separate w.c.  On the ground floor there are two shower rooms, one adjacent to the twin bedroom, with shower, wash-hand basin, heated towel rail and w.c.  Off the hall is a further shower room with shower, wash-hand basin, w.c. and heated towel rail, whilst there is a newly created additional shower room (adjacent to the new twin room)
UTILITY ROOM Off the kitchen is a utility room with washing machine and tumble dryer.
OUTSIDE To the rear of the house is a good-sized terrace with wooden table and chairs, and a very large area of garden laid mainly to lawn.  There are also mature flower beds and attractive shrubs to the front of the house.
PARKING Off road parking on private drive for up to three cars.
OTHER INFORMATION Carpet in most rooms with tiles in the kitchen.  The house is fully double-glazed and enjoys the benefits of oil-fired central heating and hot water.  Electric immersion heater back up.
