Lower Easton is an attractive Grade II listed farmhouse, set in a pretty rural hamlet between Salcombe and Kingsbridge, and less than two miles from the stunning South Devon Coast Path.  The very spacious three storey accommodation is comfortably furnished and well equipped throughout with five good-sized bedrooms, a delightful drawing room with stunning Inglenook fireplace, and a very large open-plan kitchen/breakfast room with high vaulted ceiling and folding doors out to a large terrace.  Many of the farmhouse’ original features, including beautiful stonework, limestone flooring and oak beams have been retained as the property has been upgraded to create a relaxed and sociable country retreat.  The house is set within private landscaped gardens with established shrubs and borders, and enjoys the benefit of off-road parking for 3-4 cars.

LOCATION Situated in the pretty rural hamlet of Easton, just a short drive from Salcombe and within easy reach of Kingsbridge, local villages and sandy beaches, many of which are ‘dog-friendly’ all year round.  The village of West Alvington is around ½ mile away where there is a parish church and pub.
ENTRANCE A stone path leads through the front garden to a main entrance and into a hallway with limestone flooring and long bench seat.  Three steps lead up towards the kitchen area with further doors through to the drawing room and dining room.
KITCHEN On the ground floor is a creatively designed and well equipped, hand crafted kitchen with delightful curves at every turn!  The beautiful wall and floor units have walnut and chestnut doors, and are topped with granite, whilst a large central island extends to create a breakfast bar with ten stools in total. The kitchen is equipped with a 4-oven Aga (featuring two hotplates and warming plate), a large Liebherr fridge, dishwasher, microwave oven and Sonos speaker.  Three sets of folding doors open out to the lovely terrace and garden area beyond.  An adjacent UTILITY ROOM has granite worktops, Belfast sink, washing machine, tumble dryer, ‘beer’ fridge, larder freezer, Aga drying rack and limestone flooring. Space and hooks for coats.
DINING ROOM A light and spacious dining room, ideal for entertaining and within easy access of the kitchen, has an oak table seating ten comfortably, and feature fire place.
DRAWING ROOM This delightfully cosy, yet spacious living space features original oak beams, a stunning Inglenook fireplace (which features the original bread oven), wood-burning stove, Smart television with Sky+ HD (full package) and BT Sport, DVD player, Sonos speaker, two double sofas, armchair, window seats and coffee table.  A door to the rear leads into a small SNUG with double sofa.  A further door from the drawing room opens into a rear entrance lobby with boot room and CLOAKROOM with w.c. and basin.
BEDROOMS Five in total, three at first floor level, and two in the second floor (attic) space. An oak staircase leads up to a large en suite master bedroom with super-King size bed, bedside tables and lamps, fitted wardrobes, drawers, window seats and lovely country views.  The spacious en suite has a large shower unit, w.c., heated towel rail, wash-hand basin and illuminated mirror.  Also at first floor level is a double room with super-King size metal-framed bed, bedside tables with lamps, wardrobe, drawers, window seats and feature fire place. The third bedroom has a wooden-framed King-size bed and drawers.  The fourth and fifth bedrooms are reached via a narrow and relatively steep flight of wooden stairs – one has a double bed whilst the other is set up as a twin with two single beds - please note that this room is built into the roof space and headroom is slightly restricted by a low oak cross beam (see in ‘Photos’).  All duvets, pillows, bed linen and towels excluding beach towels are supplied.
BATH/SHOWER ROOMS In addition to the en suite master bathroom (above) there is a family bathroom on the first floor with freestanding bath (with hand-held shower attachment), separate shower cubicle, vanity unit with wash-hand basin, w.c., heated towel rail, illuminated mirror, and country views.  On the second floor is a shower room with corner shower, w.c., and wash-hand basin.
OUTSIDE The front garden is bounded by an attractive stone wall with flagstone path - it features a small area of lawn, and established shrubs and borders.  Small bistro table and chairs.  To the side and rear of the house is a beautifully landscaped garden with paved and gravelled areas and stone bound border with olive tree.  Wooden table with bench seating and gas barbecue.  Table-tennis table available (including bats and balls).  There is also a small, lawned area with mature bay tree and camellia.    
PARKING Off-road parking on driveway for two cars, plus space for 1-2 more on grassy area at the front of the house.
OTHER INFORMATION Beautiful flagstone tiled flooring in the kitchen and common areas, with carpet in dining and drawing rooms, and in bedrooms. The farmhouse has oil-fired central heating and hot water. Wireless broadband internet available. Strictly no smoking but a well–behaved dog is allowed.
