Moult Hill Barn is a beautifully presented holiday home, newly converted and available from Autumn 2016. Situated in a peaceful rural location, just a 10 minute walk down to stunning South Sands beach or a short drive to the waterfront, shops and restaurants of picturesque Salcombe, the barn offers spacious luxury accommodation for up to 12 people. Boasting six en suite bedrooms, including two master suites, the property is perfect for larger family parties, two families holidaying together or up to six couples looking for an ideal retreat for a celebratory break. With large windows and high vaulted ceilings, the barn is very light and sunny the ground floor living, dining and kitchen areas in particular are huge, offering a fabulous space for entertaining. The six en suite bedrooms are divided evenly over two floors, together with two further cloakrooms, a utility area, and an impressive entrance hall, boasting a stunning oak and glass staircase. Outside there is plenty of parking for up to six cars plus lots of outside space for al fresco dining or for the children to burn off any remaining energy, after a day at the beach!

LOCATION Although situated in a tranquil countryside location, Moult Hill Barn is just a 10-15 minute walk to the beautiful sandy beach at South Sands, perfect for sandcastles or water sports. Hop on the tiny South Sands Ferry (see in 'Photos') from the beach to enjoy Salcombe from the water, or take the short drive from the property to the centre of the popular sailing town to wander around pretty streets, exploring art galleries and individual shops. Enjoy fresh Salcombe crab and locally caught seafood at one of the many restaurants or sample some delicious Salcombe Dairy ice cream whilst soaking up the wonderful views.
VIEWS Lovely rural views from all rooms and the large outside terrace area, over the garden, paddocks and neighbouring fields.
ENTRANCE Stylish front door featuring a porthole leads into a very spacious and bright entrance hallway with oak flooring and a high vaulted ceiling, immediately welcoming you to the property. Large floor-to-ceiling glass windows look into the main living area and wide double glass doors lead into the main living space. A stunning oak and glass open tread staircase rises to the first floor.
KITCHEN/DINING/SITTING ROOM A fabulous open plan, incredibly spacious area, perfect for entertaining, relaxing or simply enjoying the peace and tranquillity of this countryside location. Stylish and attractive oak flooring throughout. The beautifully designed kitchen, with granite work surfaces, central island, five zone induction hob, double Neff ovens and microwave, two dishwashers, wine fridge, two Bosch fridge/freezers and walk in larder cupboard, makes self-catering a pleasure. Windows to the rear of the property offer rural views. The large dining area features a long wooden table and twelve chairs, the ideal spot for family dining or entertaining with friends. Windows overlook the side and rear of the barn, and across neighbouring fields. Large glass doors lead out onto the extensive terrace, with outside table and benches for al fresco dining. The living area, with woodburning stove (and a starter basket of logs), is comfortably furnished with four double settees, 55" Smart TV with 4k Ultra screen, and additional chairs perfect for relaxing after a busy day on the local beaches in the summer or for cosy nights in during out-of-season breaks. In addition to the glass doors, windows look out over the front of the barn.
UTILITY ROOM Also on the ground floor, featuring Bosch washing machine, Indesit tumble dryer, small sink and granite worksurface. Tiled floor. CLOAKROOM with w.c. and basin. Tiled floor.
EN SUITE BEDROOMS Six in total, three of which are on the ground floor and three on the first floor. All light and comfortably furnished, offering flexibility to family groups or parties of up to 12 people. A travel cot (plus highchair and other baby friendly items) means an additional child under two years of age can also be accommodated on request.
On the ground floor, from the entrance hall, a door leads to a twin bedroom, with oak flooring, twin single beds (that can be linked as a super-King if requested at time of booking), window to front of the barn and a small hanging cupboard with six drawers. The en suite shower room features a large walk in shower, with Grohe rainhead shower and handheld shower, double basin, w.c, heated towel rail and stone tiles to floor and some walls. Also on the ground floor are two further bedrooms, situated opposite each other (with the cloakroom and utility in between). To the left is a spacious double room with window to the front and oak flooring, super-King size bed, bedside tables and lamps, and small hanging cupboard with six drawers. An en suite bathroom includes bath, with Grohe shower (over), basin, w.c., heated towel rail and tiles to flooring and walls. A further large bedroom on this level, with window overlooking the rear garden, is presented with a super-King size bed, two bedside tables and lamps, a wide dressing table and wardrobe with high and low hanging rails. This room has been designed to work equally well for all, with accessible features available for less mobile clients. The large en suite wetroom includes a Grohe rainhead shower plus handheld shower, basin, w.c. and heated towel rail with tiled floors and walls.

With high vaulted ceiling and lots of light a MEZZANINE area has been arranged to provide additional living space, with sofa, ideal for escaping the rest of the party! To the front, there is a further twin bedroom (also available as a super-King if requested at time of booking) with window to the front offering country views, bedside tables and lamps, small wardrobe with drawers.
