Overcombe is a substantial detached house sleeping up 12-14 people in an elevated location with panoramic views over Salcombe's beautiful estuary and across to the popular sandy beaches of East Portlemouth and Mill Bay. This imposing holiday property has been extensively refurbished in recent years, and offers a spacious and very comfortable retreat for large group holidays, wedding parties or family celebrations in a stunning setting just 10-15 minutes walk from the towns picturesque sailing harbour, boutique shops, pubs and restaurants.

LOCATION Set at the upper end of Devon Road just a mile or so from North Sands beach and a similar distance (via a mostly downhill walk) into the centre of Salcombe.
ENTRANCE From the extensive driveway a ground floor entrance lobby leads into a large hallway with access to the main living accommodation.
VIEWS Spectacular 180 degree estuary and country views from all seaward-facing rooms, as well as the large terrace area to the front of the house.
SITTING ROOM This light and bright living space is very comfortably furnished with three contemporary double sofas, coffee table and feature fireplace.
KITCHEN/DINING ROOM This very spacious open plan room is fitted with a range of high quality kitchen units, granite worktops, a Rangemaster cooker with integrated electric ovens (2) and five-ring hob, microwave, dishwasher, fridge and fridge/freezer, and Nespresso coffee machine (pods not supplied). A set of sliding French doors lead down to the terrace via steps. A new dining table (2017) can seat up to 12 guests comfortably. The adjacent UTILITY ROOM has a sink, washing machine and tumble dryer. Door to side terrace.
DRAWING ROOM A second, quiet sitting area with lovely sea views has two comfortable sofas, wicker armchairs, coffee table and 32" Smart TV.  In addition a family SNUG/TV room has a large 42" Smart TV (with Sky), DVD player, double sofa and armchair.
BEDROOMS Six in total (from 2017), including three en suite. On the first floor is a master bedroom with new (2017) super-king-size bed, bedside units, chest of drawers, wardrobe and chair. The spacious en suite shower room has a large shower unit, wash-hand basin, w.c. and heated towel rail. A second en suite double bedroom on this floor has a king-size bed, bedside units and drawers - the en suite has a large shower unit, wash-hand basin, w.c. and heated towel rail.  The third bedroom has twin beds, with bedside units, wardrobe and en suite shower room with large shower unit, wash-hand basin, w.c. and heated towel rail. Finally at first floor level there is an additional double bedroom with matching bedside units and wardrobe. Two further bedrooms on the second floor include a twin with two singles and a further bedroom with king-size bed and lovely views (an additional 7th bedroom is available free of charge but on request only - it has a single bed with a second pop-up single beneath it).  N.B. All duvets, pillows, linen and towels are provided. Tenants will require beach and tea towels.
BATH/SHOWER ROOMS In addition to the three en suites (above) is a family bathroom (on the first floor) comprising bath, separate shower unit, wash-hand basin, w.c. and heated towel rail. At second floor level is a very spacious bathroom with freestanding bath, hand-held shower, separate shower unit, wash-hand basin, w.c. and heated towel rail.
OUTSIDE A large area of paved terrace with superb views at the front of the house. A large wooden table with seating accommodates 8-10 people comfortably. Barbecue available. Below the terrace is a steeply sloping garden.
PARKING Ample off-road parking on private drive for up to 3-4 cars.
OTHER INFORMATION Mostly wood-effect flooring throughout with carpet in the bedrooms. A gas-fired boiler supplies hot water and heating. Wireless broadband internet available. Strictly no smoking or dogs permitted.

“Clean property. Nicely decorated. Good comfy furniture.
Lots of cutlery and crockery for everyone.
Plenty of pots and pans to cook and serve up the food in.
Clean windows to view the beautiful estuary from the house.
The oven was large enough to cook Christmas Dinner for 14 people.
The bedding looked new and the beds were made up before we arrived.
Comfortable beds.
Nice curtains .
Lots of clothes hangers in every wardrobe.
Very clean bathrooms.
Fresh clean shower trays and clean bath tubs.
Very large rubbish bin big enough for the entire week.”

“Property subject to 30% price increase not reflected in overall standard. At re book indication was given by agent of '5star' makeover from previous years but reality was only a few new pieces of furniture and beds. Property sold as suitable for special occasions but no dressing mirrors or full length wardrobes in property. Year on year Kitchen utensils are missing (no spatulas). Rusting and unsightly toilet brush holders in many ensuites. Most frustrating is encroachment of shrubs on trees within the property's own boundary disrupting the view. You can barely see Mill Bay or smalls cove from two thirds of the ground floor certainly not a panoramic view and a diminishing return for regulars like us.”

“Fabulous house. Second time we have stayed here and it was just as wonderful second time around. Hoping to come back next year.
These points are not criticisms, just minor things that would be helpful to address for future guests.
Feedback as follows:-
The house would benefit from a few more coat hangers.
The single room on the first floor has nowhere to hang clothes, not even a hook on the back of the door. Needs some gizmo to hang a jacket.
Kitchen needs a tin opener (one in drawer did not work).
Big green waste bin at top of drive VERY SMELLY. Sometimes the smell drifted down to the house. Quite offensive. Needs cleaning out (we would have done it but no hose).

It is a gorgeous property. Very well knitted out.”

“We booked Overcombe House, as we wanted a large house to celebrate my 50th Birthday with friends and family.
The house completely exceeded my expectations (the photos don't do it justice). Such breath taking views from the terrace, kitchen, lounge and front bedrooms. The garden, although hardly used, was well maintained, with the trees trimmed so as not to hide the views
The owners have recently invested in some tables and chairs for the terrace, so there is plenty of seating (the photos don't show this)
All the rooms in the house were bright and fresh, and was commented by all as to what a delight it was to stay in. Even with 14 of us, we felt there was plenty of room
The kitchen was huge, with a great communal table, plenty of fridge space (for all the Champagne!), large cooker and plenty of work surfaces. The utility room was a bonus with a washing machine, separate tumble dryer and lots of hanging space for coats, wetsuits and beach towels.
This wasn't a holiday house, it became a second home... so sad to leave!
Note to Coast & Country; this is a great house to have on your books. Don't lose it. We'll definitely be booking again”

“We had the most wonderful stay in Overcombe over Christmas. This was our second festive season there and it really was perfect. It is a beautiful spot to see crazy weather from. Elegant and snug in equal measure. I bought a tin opener as a house gift and meant to get a garlic press as well but in every other way the house was fantastically well equipped, even for Christmas dinner for 14 people.

 

Please pass on our heartfelt thanks to the owners. It was a really special Christmas for our family. The first time we stayed in 2013 was because we were rained out of the Tower down the road. Overcombe came to the rescue and how fortunate we were!!!  We will be back again.
