Overcombe is a substantial detached house sleeping up 12-14 people in an elevated location with panoramic views over Salcombe's beautiful estuary and across to the popular sandy beaches of East Portlemouth and Mill Bay. This imposing holiday property has been extensively refurbished in recent years, and offers a spacious and very comfortable retreat for large group holidays, wedding parties or family celebrations in a stunning setting just 10-15 minutes walk from the towns picturesque sailing harbour, boutique shops, pubs and restaurants.
LOCATION Set at the upper end of Devon Road just a mile or so from North Sands beach and a similar distance (via a mostly downhill walk) into the centre of Salcombe.
ENTRANCE From the extensive driveway a ground floor entrance lobby leads into a large hallway with access to the main living accommodation.
VIEWS Spectacular 180 degree estuary and country views from all seaward-facing rooms, as well as the large terrace area to the front of the house.
SITTING ROOM This light and bright living space is very comfortably furnished with three contemporary double sofas, coffee table and feature fireplace.
KITCHEN/DINING ROOM This very spacious open plan room is fitted with a range of high quality kitchen units, granite worktops, a Rangemaster cooker with integrated electric ovens (2) and five-ring hob, microwave, dishwasher, fridge and fridge/freezer, and Nespresso coffee machine (pods not supplied). A set of sliding French doors lead down to the terrace via steps. A new dining table (2017) can seat up to 12 guests comfortably. The adjacent UTILITY ROOM has a sink, washing machine and tumble dryer. Door to side terrace.
DRAWING ROOM A second, quiet sitting area with lovely sea views has two comfortable sofas, wicker armchairs, coffee table and 32" Smart TV. In addition a family SNUG/TV room has a large 42" Smart TV (with Sky), DVD player, double sofa and armchair.
BEDROOMS Six in total (from 2017), including three en suite. On the first floor is a master bedroom with new (2017) super-king-size bed, bedside units, chest of drawers, wardrobe and chair. The spacious en suite shower room has a large shower unit, wash-hand basin, w.c. and heated towel rail. A second en suite double bedroom on this floor has a king-size bed, bedside units and drawers - the en suite has a large shower unit, wash-hand basin, w.c. and heated towel rail. The third bedroom has twin beds, with bedside units, wardrobe and en suite shower room with large shower unit, wash-hand basin, w.c. and heated towel rail. Finally at first floor level there is an additional double bedroom with matching bedside units and wardrobe. Two further bedrooms on the second floor include a twin with two singles and a further bedroom with king-size bed and lovely views (an additional 7th bedroom is available free of charge but on request only - it has a single bed with a second pop-up single beneath it). N.B. All duvets, pillows, linen and towels are provided. Tenants will require beach and tea towels.
BATH/SHOWER ROOMS In addition to the three en suites (above) is a family bathroom (on the first floor) comprising bath, separate shower unit, wash-hand basin, w.c. and heated towel rail. At second floor level is a very spacious bathroom with freestanding bath, hand-held shower, separate shower unit, wash-hand basin, w.c. and heated towel rail.
OUTSIDE A large area of paved terrace with superb views at the front of the house. A large wooden table with seating accommodates 8-10 people comfortably. Barbecue available. Below the terrace is a steeply sloping garden.
PARKING Ample off-road parking on private drive for up to 3-4 cars.
OTHER INFORMATION Mostly wood-effect flooring throughout with carpet in the bedrooms. A gas-fired boiler supplies hot water and heating. Wireless broadband internet available. Strictly no smoking or dogs permitted.
