Port Royal is a well equipped and tastefully furnished cottage, presented to a very good standard throughout. The two-storey semi-detached accommodation includes three bedrooms and enjoys lovely views over and across the Salcombe/Kingsbridge estuary, and towards Dartmoor in the distance. It is a ideal and particularly convenient holiday retreat for families or couples in a relatively quiet, mostly residential area of the town.
LOCATION The property is in Raleigh Road approximately 10-15 minutes downhill walk (some routes are steep in places) to Salcombe town centre with its array of boutique shops, pubs and restaurants.
VIEWS Very pleasant, wide-ranging views over the town and towards neighbouring fields, farmland, the Kingsbridge/Salcombe estuary and Dartmoor beyond.
ENTRANCE From the driveway a ground floor entrance opens into a hallway with attractive laminate flooring, and level access to the main living accommodation. Stairs lead up to the bedroom and bathroom on the first floor. There is a small cloakroom under the stairs with w.c. only.
KITCHEN/DINING ROOM A modern and well-equipped kitchen has a range of fitted units, electric cooker with four-ring hob, oven and grill, integrated fridge (with small freezer compt.) and dishwasher, and microwave. (The basement below houses a washing machine). The spacious dining area has a wooden table that can seat six comfortably, and has French doors out to the rear balcony and garden.
SITTING ROOM The dining area opens into a well presented sitting room with with two leather sofas, ornate fireplace, large rug, TV and DVD player.
BEDROOMS Three in total, all on the first floor. The main bedroom has a King-size bed, matching bedside units, drawers and wardrobe, and lovely views. The second bedroom is a twin with two wooden framed single beds, bedside unit, fitted wardrobes and TV. The third bedroom has full-size bunk beds (suitable for children only), drawers and a lovely view. All duvets, pillows, bed linen and towels are provided. Tenants will require beach and tea towels.
BATHROOM A family bathroom on the first floor, comprises a bath with shower over, w.c., wash-hand basin and heated towel rail.
BABY FRIENDLY EQUIPMENT A travel cot (playpen), high chair and bed guard are supplied.
OUTSIDE To the rear of the house is a large decked balcony with furniture, as well as good-sized area of lawn accessed via outside steps.
PARKING Off-road (narrow) parking for one small/medium sized car further on road parking usually available nearby.
OTHER INFORMATION Karndean-like flooring in most of the living areas, with carpet in all the bedrooms. Gas-fired central heating and hot water. Wireless broadband internet available. Strictly no smoking but one, small well-behaved dog is permitted. Spar convenience store and post office approximately 30 yards away.
