The Sail Loft is a delightful period property, recently refurbished to an excellent standard throughout and with wonderful views of the River Dart, Dartmouth and up-river towards Greenway, the former home of Agatha Christie. Situated in the picturesque village of Kingswear, affectionately known as the ‘sunny side’, The Sail Loft is stylishly-presented and provides the perfect base for a Devon holiday. The South West Coast Path is a short walk from the property, offering access to some of the south coast’s most stunning coastal scenery. The interior of the accommodation is divided over three floors, with two decked terraces at the rear offering uninterrupted river views, and a garden room (‘The Lookout’) fitted with gym equipment. The property is within a stroll of the short ferry crossing to nearby Dartmouth, and enjoys the additional benefit of an off-road parking space. Kingswear is host to two pubs, a café, village stores, and a post office. Marine supplies are available at the nearby Dart Haven Marina’s chandlery. Children over 8 years and/or under 12 months of age are welcome, but for reasons of safety The Sail Loft is unsuitable for children between these ages.

VIEWS Superb, panoramic views of the River Dart, Dartmouth and up-river towards Greenway, the former home of Agatha Christie both from within the property and most notably the two decked terraces to the rear.
ENTRANCE From the parking area in front of the property, eight steps lead up to the main entrance and into the ground floor hallway. There are two en suite bedrooms at this level, with stairs leading up to the living accommodation and further bedroom on the floors above. There is a UTILITY ROOM and BOOT ROOM on the ground floor with washing machine and tumble dryer.
KITCHEN/DINING ROOM On the first floor is a stunning kitchen with elegant slate-grey units, Corian worktops, Belfast sink, integrated induction hob and oven, dishwasher, microwave, wine fridge, Nespresso coffee machine, and freestanding fridge freezer. The adjacent dining area has a large oak table with fixed corner bench seating and Eames-style dining chairs. A built-in cocktail bar in the dining area provides cocktail-making equipment, books, glasses and champagne buckets/decanters for a party beverage!
SITTING ROOM On the second floor-level is a beautifully presented and tastefully furnished living space with high vaulted ceiling and gable end, along with Velux windows providing an abundance of light and views of the river. The room has stylish reclaimed timber flooring, a Chesney wood burning stove and is equipped with two three seater sofas, a leather armchair, footstool, coffee table, fully stacked bookcase, smart TV and Bose sound system. French doors open out onto the side terrace with steps leading up to the garden.
EN SUITE BEDROOMS Three in total. At first floor level is the master suite offering wonderful views of the river and Dartmouth. This bedroom is furnished with a wooden-framed King size bed, bedside cabinets, built-in wardrobe and a chest of drawers. The en suite shower room has a cubicle with rain head shower, w.c., wash hand basin and heated towel rail. The other two bedrooms are both on the ground floor, the first being furnished with a wooden-framed King size bed, bedside cabinets, chest of drawers and hanging rail, and with a window offering views of the marina. The en suite shower room has a cubicle with rain head shower, w.c., wash-hand basin and heated towel rail. The third bedroom features a wooden double bed with matching bedside cabinet, chest of drawers, arm chair and hanging rail. This en suite bathroom has a panelled bath, separate walk-in rain head shower, w.c., wash hand basin and heated towel rail. All duvets, pillows, bed linen and towels are provided – guests require beach and tea towels only.
OUTSIDE The creatively designed outside space to the rear of the property features two elevated decked terraces to make the most of the wonderful views across the river towards Dartmouth, the Britannia Royal Naval College and along the River Dart towards Greenway. The terraces are well furnished with a garden table seating six, a wooden bench, rattan chair, bean bags and hammock. A barbecue and firepit can be found on the first terrace for al fresco entertaining! ‘The Lookout’ garden room is furnished with a cross trainer, yoga mats and other gym equipment – this area also has a sofa, as well as a fridge, dishwasher, and a shower room with w.c and hand basin.
PARKING There is a space directly outside the property ideal for a medium-sized car. Please note that Higher Street is a very narrow lane with a 6’ width restriction. Please contact the Dartmouth office for access information.
OTHER INFORMATION The property benefits from electric central heating and hot water. Underfloor heating can be found in the kitchen, all en suites and the Utility/Boot Room. Wireless broadband internet available (mobile coverage generally good). Strictly no smoking or pets permitted. Children over 8 years and/or under 12 months of age are welcome, but for reasons of safety The Sail Loft is unsuitable for children between these ages.
