LOCATION The Sands is located on Main Road, Salcombe, enjoying both a private, elevated location that offers stunning sea views, but also quick and easy access to picturesque Salcombe and the beautiful sandy beaches at North and South Sands.  Explore Salcombe with its art galleries and individual shops or sample fresh Salcombe crab and seafood, plus delicious locally made ice cream at one of the many restaurants.  Hop on the tiny passenger ferry to discover more fantastic beaches, try your hand at sailing and other watersports or simply relax in the comfort of your holiday home, enjoying the wonderful views.
VIEWS Fabulous, uninterrupted views across the Salcombe Estuary and out to sea from the kitchen/breakfast room, sitting room, master and second bedrooms and from the elevated wrap-around deck. 
ENTRANCE/DINING HALL Access from the generous, off road driveway, leads you up a paved wide stairway (46 steps in total) to the front door, surrounded by double height windows, opens into the entrance hall area with console tables on either side.  A stunning glass and oak staircase rises to the first floor. An open dining area has a beautiful oak table with metal crossed legs seating up to 12 guests, and offers access onto the rear terrace.
KITCHEN/BREAKFAST ROOM Fitted high-gloss cupboards, units, wide drawers and granite worktops complement a stunning, innovative circular island with breakfast bar and stools, induction ceramic hobs and extractor hood.  Integrated appliances include two eye-level Siemens integrated ovens and warming drawer plus dishwasher, fridge and microwave.  There is a good sized breakfast table seating 6-8 in front of sliding doors that lead out onto the front sun terrace, and offer lovely coastal views. UTILITY ROOM Accessed from the kitchen and with fitted units, granite worktop, butler-style sink, washing machine and tumble dryer. Plenty of hanging space. Tiled floor. Boiler cupboard. Window to the side and door providing access to the garden (hand held outside shower by the back door - ideal for cleaning sandy children or dogs before they enter the house!)
SITTING ROOM Triple aspect with sliding doors that lead out onto the front sun terrace. Full-length windows and door leading onto a side sun terrace. Plenty of natural light and views of the open sea, mouth of the estuary and Bolt Head.  Stylish four-seater sofa with large chaise extension, matching 3-seater sofa plus two further armchairs, plus designer glass coffee table, side tables and lamps, and Smart TV with Sky Q and DVD player.
CLOAKROOM Off the dining area with fitted bench seating, hooks for coats and separate w.c.
EN SUITE BEDROOMS Five in total, all with 6' (super-King size) zip and link beds.  The ground floor bedroom is set up as a double (ie. with 6' bed), with matching bedside tables, wardrobe, and en suite with wet-room style shower, basin and w.c.  On the first floor the master bedroom has a 6' bed, matching bedside drawers, upholstered armchair, and sliding doors leading out onto balcony with glass balustrade to ensure the beautiful coastal and beach views are uninterrupted.  There are two fitted wardrobes and door leading to separate area with dressing table and chair.  The stunning en suite bathroom has a bath, shower, basins and w.c.  The third bedroom has two single beds, a bedside table, slim dressing table and stool, and walk-in wardrobe with drawers, whilst the en suite has a wet-room style shower, basin and w.c.  Bedroom 4 also has two single beds, two bedside tables, chest of drawers, and an en suite with wet-room style shower, vanity unit and w.c.  Finally, the fifth en suite bedroom is set up with a 6' double bed, matching bedside tables, chest of drawers, and walk-in wardrobe - sliding doors lead out onto a balcony offering views of North and South Sands (N.B. All rooms can be set up either as a double or a twin but will be in this configuration unless otherwise requested). 
BATH/SHOWER ROOMS In addition to the five en suites and cloakroom is a further fully tiled shower room on the first floor with large walk-in shower, wash-hand basin, w.c. and heated towel rail. 
ATTIC ROOM One end of this 48' long room is set up as sitting area with sofa, beanbags, large TV, Playstation 4 console, DVD player and baskets full of games and toys etc. - the other end has fitted desks and drawers plus two chairs, an ideal area for homework!
OUTSIDE Steps flanked by stone walls and glass balustrades rise from the parking area through a front garden with a sloping lawn to a wraparound sun terrace. This paved area provides plenty of space for al fresco dining (furnished as it is with a large rectangular table, 12 chairs and umbrella on wheels!) or just enjoying the waterside views from the garden sofa or armchairs. Large gas barbecue available.  The rear terrace area is sheltered by fencing and a wooded area behind.  Outdoor electric point available for music etc.
PARKING Block paved parking area at road level, for up to four cars.
OTHER INFORMATION Beautiful contemporary tiled flooring to most of the ground floor, and carpet in all but one bedroom.  Bathrooms are all fully-tiled. The house is fully double-glazed and enjoys the benefit of under-floor heating. Wireless broadband internet available, and Sonos speakers distributed throughout the house.  Strictly no smoking. One small dog permitted (downstairs only).  Bed linen is provided, however, guests will need to supply their own beach towels.
