    “Batson House was stunning and only a 1mile walk to Salcombe.”

    It was however not good value for money. On arrival the barbeque was thilthy. The clothes airer was broken. There was a washing line but no usable pegs. The double room door was v tight and someone got stuck inside and was unable to get out. There was a damp smell in the ensuite bathroom, first floor. There was also a broken door handle to bunk bedroom, leaky shower door and broken toilet brush top floor bathroom. This room also had cobwebs and dead insects.There was a lack of small things like ...

This room also had cobwebs and dead insects.There was a lack of small things like dishwasher salt, rinse aid, salt and pepper, cleaning materials, washing up brush.The garden had 3 bins full of rubbish, one of which had been knocked over so there was rubbish all over the car park. I did speak to Coast and Country on arrival and went into the office on the Monday morning. The rubbish was cleared on day 3 but nothing else was fixed until the Thursday night just before we left. We did have an enjoyable holiday but it could have been better.

The property

Batson House is a spacious and beautifully presented holiday home within a few steps of the pretty tidal creek at Batson, and just a 15 minute (mostly level) walk into Salcombe.

The three-storey Victorian house has been extensively renovated in recent years to provide a high standard of comfort for two-three families (or an extended family party), adult groups or those simply looking for a large holiday retreat in a mostly quiet and sought-after location on the edge of the town. Overlooking the head of pretty Batson Creek, a mostly level walk of approximately 3/4 mile meanders via the banks of the tidal estuary into Island Street and onto Salcombe itself, with its beautiful sailing harbour, sandy beaches, narrow streets and stunning views.

A flight of stone steps lead up to the front garden and to the canopied main entrance at the front of the house A good sized open-plan space on the ground floor has a large dining area with table and chairs, bookshelves with games, DVDs and books, and attractive bay window with desk and chair.

Two high chairs are available.

The modern kitchen has an extensive range of fitted units, breakfast bar, and is equipped with a four-ring halogen hob, integrated electric double oven and dishwasher, microwave and fridge.

There is room here also to hang/dry wetsuits etc and a separate cloakroom with w.c and basin.

Lovely oak stairs lead up from the kitchen to the first floor bedrooms and bathroom. The tastefully furnished and well equipped sitting area has two double sofas, armchair, oak tables and dresser, wood-burning stove with oak mantle, widescreen TV (with FreeSat), DVD player and bay window overlooking the front garden. Six bedrooms in total, divided equally over the upper two levels.

On the first floor is an en suite double bedroom with King-size wooden framed bed, bedside tables, fitted wardrobes, drawers and TV.

The en suite has a large shower cubicle, wash-hand basin, w.c., bidet and heated towel rail.

The second room has a pine double bed with matching bedside tables, shelving and TV, and fitted wardrobes.

The third bedroom, for children only, has bunk beds and drawers.

At second floor level is a further en suite double bedroom, also with King-size wooden framed bed, bedside tables, fitted wardrobes, drawers and TV.

The en suite has a walk-in shower, wash-hand basin, w.c., and heated towel rail.

In addition a twin bedroom has two wooden framed single beds, bedside units, fitted wardrobes, drawers and TV.

The sixth bedroom is another for children only, with bunk beds and drawers.

All duvets, pillows, bed linen and towels (excluding beach towels) are supplied. In addition to the two en suites (above) there are two further family bath/shower rooms.

On the first floor is a bathroom with bath, shower (over), wash-hand basin, w.c., and heated towel rail, whilst at second floor level is a shower room with large cubicle, wash-hand basin, w.c., and heated towel rail. To the front of the house is a small area of mostly lawned garden with wooden table and chairs seating up to twelve.

There is also an extensive and enclosed sloping garden to the rear of the house (young children must be supervised at all times) as well as an area of patio with table, chairs and barbecue.

Off-road parking opposite the house (and across the narrow lane) for up to four cars.

Note: This property has a Good Housekeeping bond of £500.

SALCOMBE

Kingsbridge 7 miles; Dartmouth 21 miles; Plymouth 24 miles; Paignton 26 miles.

Salcombe is a popular destination for walkers and families looking for a holiday by the sea and was once a major port. There are two pretty beaches within a short distance, North Sands and South Sands and further on is the National Trust property Overbeck’s where you can wander through the subtropical gardens. Why not have a more adventurous day and try out the watersports available on the estuary including surfing, kayaking or a more leisurely boat trip? Whilst staying in Salcombe you must take advantage of the locally sourced seafood which is served in many of the restaurants, pubs, cafés and delicatessens. The southern tip of Devon provides some spectacular scenery and picturesque vistas with a number of sandy beaches, lovely villages with thatched cottages and some fantastic opportunities for walking, including the South West Coast path.

Please ensure children are supervised at all times in the garden.

No pets permitted.

For reasons of comfort the house is limited to a maximum of eight adults in any party.

There is a flight of stone steps up to the garden/entrance from the parking area which may not be suitable for guests with access or mobility issues.

All bed linen and towels are supplied. You will need to bring your beach towels.
