The property

Summer Cottage is a very comfortable and well-presented detached stone cottage with off road parking and substantial mature gardens, retaining much of its original character and 16th century charm.

Set in a delightful rural location on the outskirts of Salcombe, the two-storey accommodation has been tastefully refurbished and furnished in recent years to create a cosy and very well equipped holiday home, sleeping up to eight guests (maximum of 4 adults) in four bedrooms, plus a well behaved dog!

The cottage is located in the hamlet of Batson, just 5 minutes’ walk from the head of the creek and 15 minutes from the popular sailing town of Salcombe, from where you can explore art galleries, individual shops or enjoy locally caught seafood at one of the many restaurants.

The stunning estuary and local sandy beaches (mostly dog-friendly all year round) are easily accessible from the town via small passenger ferries.

Wonderful country views from the cottage, terrace and upper garden areas. The main entrance leads into the sitting room whilst a side stable door from the terrace area opens directly into the kitchen.

A well-equipped and elegantly crafted Shaker-style kitchen has a good number of wall and base units, tiled flooring, and a range of appliances including an oil-fired Watson range cooker, multi-function microwave, dishwasher, fridge, washer/dryer and fridge/freezer (in pantry).

The dining area has a wooden table seating eight guests.

A door leads out to the rear terrace and decking areas.

The charming and cosy living area has original supporting beams, oak flooring and a stone-faced Inglenook fireplace with wood-burning stove.

At one end, the living room is furnished with a double sofa, armchairs, coffee table, TV with Freeview, DVD player, and music system, whilst at the other end is a desk, two further bucket chairs and an open fire. Four bedrooms in total, all on the first floor.

The en suite master bedroom is furnished with a King size bed, bedside unit and lamp, wardrobe, dressing table and stool.

The en suite bathroom has whitewashed floorboards and is fitted with a bath, shower (over), wash-hand basin, and w.c.

The second bedroom has a wooden framed double bed, bedside units and wardrobe, whilst the third is a twin with two single beds.

The fourth bedroom has full size bunk beds (both bedrooms 3 and 4 are strictly for children only).

In addition to the en suite above is a further family bathroom on the first floor with whitewashed floorboards, bath, shower (over), wash-hand basin and w.c.

On the ground floor there is a shower room with wash-hand basin and w.c. To the front and one side of the cottage is a small area of level lawn with mature shrubs and trees.

To the other side is a substantial terrace area with large wooden table, chairs and bench seating.

Wooden steps lead down to a lower level of mostly flat lawn, which then opens and extends down to a substantial area of garden and woodland.

There is a pond at the very bottom of the garden, but outside the boundary of the property – young children and dogs should therefore be supervised at all times.

There is also a separate studio with TV, comfy sofa and table football, an ideal escape for teenagers.

Off road parking for up to two cars. The cottage is an equally delightful retreat for school holiday parties or couples looking for a quiet and comfortable base in an idyllic setting, within easy reach of all Salcombe has to offer.

SALCOMBE

Kingsbridge 7 miles; Dartmouth 21 miles; Plymouth 24 miles; Paignton 26 miles.

Salcombe is a popular destination for walkers and families looking for a holiday by the sea and was once a major port. There are two pretty beaches within a short distance, North Sands and South Sands and further on is the National Trust property Overbeck’s where you can wander through the subtropical gardens. Why not have a more adventurous day and try out the watersports available on the estuary including surfing, kayaking or a more leisurely boat trip? Whilst staying in Salcombe you must take advantage of the locally sourced seafood which is served in many of the restaurants, pubs, cafés and delicatessens. The southern tip of Devon provides some spectacular scenery and picturesque vistas with a number of sandy beaches, lovely villages with thatched cottages and some fantastic opportunities for walking, including the South West Coast path.

One well behaved dog permitted at a charge of £25 per week.

Logs not provided for burner, guests will need to bring own.
