    It is curious that the previous reviews have not made any reference to the to the horrendous access and parking issues with this house – a massive elephant in the room! ...

    It is curious that the previous reviews have not made any reference to the to the horrendous access and parking issues with this house – a massive elephant in the room! The neighbours actually joked with us about their ‘Sport’ of watching people trying to negotiate the ridiculously narrow entrance road and then access the even more ridiculous parking spot in their city dwellers cars. They in their small cars – dented and scratched with lost hub caps and damaged wheels trims drive like maniacs up the narrow streets as if it were a contest. We have a Volvo XC60 which leaves about a 1.5 cm gap on each side entering the road. You may then need to pass/negotiate scaffolding and obstructions on either side reducing the width still further as we did. When you eventually reach the property, you are further hampered by the parking spot being at a 90-degree angle to the narrow road with further restrictions on the opposite side of the road. It will probably take a perilous 10+ point turn to get your car into the parking space, if you are lucky. Ditto when you try to get out. The curbs and walls take no prisoners. If your vehicle is longer or wider than a Volvo XC60 you will need to park in the town, but only if you are up early enough to find a space – which are like hens teeth. If you have more than one car then it will be more problematic because you only have a permit for one vehicle and the restrictions mean that you can’t stay for more than 4 hours. If you have to leave your car in town the walk up to the house is steep and so if you have any mobility/health issues it will be challenging. I repeat that there is lots about this house which is great.

The property

Armorel House is an attractively furnished and well-presented property offering spacious accommodation over three floors and enjoying views over the valley and Dartmouth town. The property is ideally suited to extended family groups or discerning couples looking for a high-quality holiday home.

The entrance hallway, on the middle ground floor, leads to the accommodation levels. On the lower level is a well-equipped kitchen, utility room and spacious open plan lounge/dining room, furnished with co-ordinating double sofa and armchairs, a wood burning stove, smart TV with Sky HD and Bluetooth soundbar. The dining area has an extendable table seating up to eight comfortably. On the entrance level is a further comfortable furnished sitting room, with bay window views and Freesat TV.

This room has a sofa bed available at additional charge. There are three bedrooms in total. On the entrance level is an en suite bedroom with king-size bed and tasteful décor. On the upper level are two double bedrooms, the first has a super king-size bed (that can be split on request to create two singles) and the other, a king-size wooden framed bed. On this level there is also a family bathroom, with separate shower cubicle and bath. There is an additional cloakroom on the lower ground floor.

Approached via the lower level living space is a good-sized terraced balcony - ideal for al fresco dining - with a table and six chairs.

The lower decking has a lovely five-seater garden suite, ideally placed for catching the sun. Off street parking, for a good sized car (max 2.1m wide), is offered at the property and a parking permit is provided for the town centre car park (subject to availability of space). The town centre, with its array of restaurants, pubs and boutique shops is an easy 5-minute walk away.

Sugary Cove beach is a 30 minute walk.

Dartmouth lies on the banks of the beautiful River Dart estuary in the popular and picturesque South Hams area of South Devon. Located within an Area of Outstanding Natural Beauty and close to the coast, Dartmouth is one of the most popular tourist destinations in Devon. It offers a stunning waterfront, ancient narrow streets lined with boutique shops, restaurants and art galleries plus many local events such as the annual Dart Music Festival and the Port of Dartmouth Royal Regatta, along with the Dartmouth Food Festival held every October. There are many interesting cycling and walking routes around Dartmouth, including the South West Coast Path, the Dart Valley Trail and plenty of quiet country lanes. A trip on the Dartmouth Steam Railway through picturesque countryside to Paignton is a must, and so is a boat trip across to Kingswear and on to Brixham, a pretty little harbour town. For those seeking some beach activities, there is a wide choice in the South Hams area such as Blue Flag Award winner Blackpool Sands, and Slapton Sands, both extremely popular and just a stone's throw from Dartmouth. A relaxing location in South Devon.
