    “Fabulous house BUT really let down by maintenance.”

    Good points: Very comfy beds, quiet & amazing views Bad points: spent ages telling Coast & Country cottages(local propety agent) about all the problems. Phone goes through to Sykes 1st & they relay your message to Coast & Country & they may or may not phone you back. On arrival the weeds in the courtyard garden were everywhere & high so the gardener spent our 1st morning strimmimg and tidying up. We had 1 set of cutlery, dirty dishes/cutlery left in the dishwasher. Not even one dishwasher ...

We had 1 set of cutlery, dirty dishes/cutlery left in the dishwasher. Not even one dishwasher tablet to start.Then had to go & collect more cutlery from the office ourselves! (they'd bought from Poundland) Sun umbrella was broken & not replaced during our stay. Main light didn't work in dining room, Freezer drawer had massive hole which was very sharp,this was previously reported in another review in April 2023!! etc.etc. All in all we were very lucky with the weather but totally let down by maintenance as it took up so much time reporting everything, with no apology. We have stayed in many cottages & have never stayed in one with so many unresolved faults.

The property

Balmoral House is a stylishly furnished and well presented pet-friendly Grade II listed duplex apartment.

Situated in a popular residential road, the property enjoys delightful views across the River Dart and is within a short 5-10 minute walk to the centre of this historic town. The front door leads into the entrance hall and into the dining room with a solid table and seating for six.

The elegantly furnished lounge has an attractive period fireplace and offers lovely river views and is furnished with two large sofas and a matching footstool, flatscreen TV and DVD player.

The modern well equipped kitchen is accessed from the dining room and there is a separate utility shed on the terrace. There are two spacious en suite bedrooms both on the first floor.

The master bedroom enjoys outstanding river views and is furnished with a wrought iron framed double bed and wall mounted TV with an en suite shower room.

Bedroom two has two single beds (which can be zipped together to create a super-King bed), a flatscreen TV and en suite shower room.

There is also a further family bathroom and cloakroom. Outside, the property has a spacious terrace and raised deck with table, four chairs and two sun loungers. A parking permit, for one car, is provided for use in the Mayors Avenue public car park in the town centre.

Dartmouth lies on the banks of the beautiful River Dart estuary in the popular and picturesque South Hams area of South Devon. Located within an Area of Outstanding Natural Beauty and close to the coast, Dartmouth is one of the most popular tourist destinations in Devon. It offers a stunning waterfront, ancient narrow streets lined with boutique shops, restaurants and art galleries plus many local events such as the annual Dart Music Festival and the Port of Dartmouth Royal Regatta, along with the Dartmouth Food Festival held every October. There are many interesting cycling and walking routes around Dartmouth, including the South West Coast Path, the Dart Valley Trail and plenty of quiet country lanes. A trip on the Dartmouth Steam Railway through picturesque countryside to Paignton is a must, and so is a boat trip across to Kingswear and on to Brixham, a pretty little harbour town. For those seeking some beach activities, there is a wide choice in the South Hams area such as Blue Flag Award winner Blackpool Sands, and Slapton Sands, both extremely popular and just a stone's throw from Dartmouth. NOTE - No parking at the property - parking permit supplied (car park is approximately 10-15 minute walk from the apartment). Please note that the Mayors Avenue car park is closed for the Regatta Week.
