Ferrycot is in a stunning location right on the water’s edge of Salcombe Estuary.

The kitchen is newly refurbished with modern granite worktops, a four-ring ceramic hob, electric oven, microwave, fridge/freezer and dishwasher.
The room also has a two-seater breakfast bar.
The spacious living and dining room is light and airy with fantastic views out to the Salcombe Estuary.
The living room has a large L-shaped sofa with two poufes, great for unwinding after a long day.
A large widescreen TV, DVD player and Bose iPod docking station is another fantastic way to keep all your guests entertained.
The dining area contains a large oak table with chairs, a bench and large bay window with views of the beach and over to Salcombe.
A beach room is also located on the ground floor.
This has direct access to the beach and is great for storing wetsuits, boards and other seaside equipment.
A fully tiled cloakroom makes up the ground floor which has a WC and wash-hand basin.
Climb the staircase to the first floor where you can find all four bedrooms.
The master bedroom has a super king-size four-poster bed with a wardrobe, drawers, a TV and fantastic views of the estuary.
The room also has an en-suite wet room with shower, wash-hand basin and WC.
Along the corridor, the second bedroom is a double room with a large wardrobe, drawers, TV and large window so you can access views of the estuary.

The third bedroom has two single beds and a wardrobe with a TV, PlayStation and three game consoles, perfect for children.
French doors also lead out to a small terrace.
A fully tiled en-suite shower room with wash-hand basin and WC completes the room.
The fourth bedroom on this floor is ideal for children and contains bunk beds and a single bed.
A travel cot, high chair and stairgate are also available as children are welcome.
A terrace garden can be accessed from both the sitting room and beach room.
There is a wooden table and chairs with a BBQ, ready to be sparked on those warm summer nights.
There is a sea wall to the front with private steps that lead down the beach.
There is a swinging and running mooring for boats and dinghy’s available, which is a great way for you to explore the stunning surroundings.

About the location
South Pool 3 miles; Kingsbridge 8; Salcombe 1 mile (by passenger ferry) 15.8 miles (by car).
East Portlemouth is a tranquil village nestled on the southern edge of the Kingsbridge Estuary in the South Devon Coast Area of Outstanding Natural Beauty. The small number of properties that make up this settlement are scattered on the hillside and around the cliff, with part of the village once being home to Coastguards employed during the nineteenth century to prevent any smuggling on this section of the South West Coast Path.
Nowadays the village offers a little cafe (open only on dry days) and a number of tiny peaceful beaches - Fisherman's Cove, Smalls Cove and Mill Bay - all of which have been awarded Safe Bathing status.
Further inland situated creekside, is the pretty village of South Pool with its delightful pub, the Millbrook Inn. A haven for food-lovers, this establishment serves a heady combination of fresh English ingredients with traditional Galic cooking.
Just across the estuary is the popular resort of Salcombe with its charming independent boutiques and plentiful selection of cafes, bars and restaurants, which can be reached easily by a five minute pedestrian ferry ride. Further down the coast are the historic town of Dartmouth with its Castle and the bustling city of Plymouth with its museums, aquarium, theatres, shopping and the Barbican.
Please note that there is a drop from the top of the terrace wall to the beach below of approx.15' at low tide and the estuary at high tide - young children must therefore be supervised at all times.
Two moorings available - running mooring for 13' boat/dinghy (max.) and swinging mooring for 18' boat /dinghy (max.)
One well behaved dog permitted.
All bed linen, towels and a limited number of beach towels are provided but you will need to bring additional beach towels and tea towels.
