The property

Ferrycot is a stunning waterfront terraced cottage (one of four) within just a few yards of the slipway and the beautiful sandy beaches of East Portlemouth and Millbay.

The cottage has been extensively refurbished in recent years to provide a high standard of accommodation for families, adult groups or those simply looking for a beautiful holiday retreat in a unique location. Steps lead down from the elevated parking area (on coastal lane above) to the rear of the cottage.

A door leads into the first floor landing.

There is also access to the kitchen at ground floor level via a shared passageway.

A newly refurbished modern kitchen with granite worktops, fitted units, four-ring ceramic hob, electric oven, microwave, fridge/freezer and dishwasher.

On the first floor with butler sink, fitted units, washing machine and tumble dryer.

The kitchen opens out into the main reception rooms. A light and spacious room with wonderful views of the Salcombe estuary.

The sitting area has a large L-shaped sofa, chairs, woodburning stove, occasional furniture, widescreen digital television, DVD player and Bose iPod docking station.

The dining area has a large oak table, chairs, bench and window seating within the large bay window and views over the beach and across to Salcombe.

Off the sitting room - and with direct access to/from the beach and terraces is an 'empty' room to deposit boards, wetsuits and other beach equipment.

On the ground floor is a fully tiled cloakroom with w.c.

and wash-hand basin. Four bedrooms in total, all on first floor.

The master bedroom has a super king-size four-poster bed, wardrobe, drawers, TV and stunning estuary views.

Fully tiled en suite wet room (with access also to/from hallway) with shower, wash-hand basin and W.C.

Bedroom two is also a double room with king-size wardrobe, drawers, TV and excellent views once again!

The third bedroom has two single beds, wardrobe, TV, Playstation 3 games console and French doors to small terrace.

The master bedroom en suite wet room can also be accessed from the first floor landing. Access from both the sitting and beach rooms to terrace garden with wooden table and chairs.

Barbeque available.

Low walls on either side of the cottage between neighbouring properties, and sea wall to front - private timber steps from the wall down to beach.

To the rear is a communal passageway giving access to ferry steps/slipway.

Two off-road parking spaces available.

About the location

EAST PORTLEMOUTH

South Pool 3 miles; Kingsbridge 8; Salcombe 1 mile (by passenger ferry) 15.8 miles (by car).

East Portlemouth is a tranquil village nestled on the southern edge of the Kingsbridge Estuary in the South Devon Coast Area of Outstanding Natural Beauty. The small number of properties that make up this settlement are scattered on the hillside and around the cliff, with part of the village once being home to Coastguards employed during the nineteenth century to prevent any smuggling on this section of the South West Coast Path.
Nowadays the village offers a little cafe (open only on dry days) and a number of tiny peaceful beaches - Fisherman's Cove, Smalls Cove and Mill Bay - all of which have been awarded Safe Bathing status.
Further inland situated creekside, is the pretty village of South Pool with its delightful pub, the Millbrook Inn. A haven for food-lovers, this establishment serves a heady combination of fresh English ingredients with traditional Galic cooking.
Just across the estuary is the popular resort of Salcombe with its charming independent boutiques and plentiful selection of cafes, bars and restaurants, which can be reached easily by a five minute pedestrian ferry ride. Further down the coast are the historic town of Dartmouth with its Castle and the bustling city of Plymouth with its museums, aquarium, theatres, shopping and the Barbican.

Please note that there is a drop from the top of the terrace wall to the beach below of approx.15' at low tide and the estuary at high tide - young children must therefore be supervised at all times. Two moorings available - running mooring for 13' boat/dinghy (max.) and swinging mooring for 18' boat /dinghy (max.) One well behaved dog permitted. All bed linen, towels and a limited number of beach towels are provided but you will need to bring additional beach towels and tea towels. Telephone available.
