    I think some people could be surprised if they were not prepared. The quality of bathroom fittings, bedding etc were excellent and comfortable. A chest of drawers in the master bedroom would be helpful, but it was enough for my short break. The view is beautiful. There was mention from previous guests about the smell of damp and drains. To be honest I could not smell a drain smell on my visit, but the smell of damp was there, albeit minimal. I did ask the office about this and they explained that it was due to guests not always ventilating the bathrooms adequately! Each bathroom did have working mechanical ventilation however, I suspect more frequent cleaning of the tiles might be more helpful. Opening windows is not always practical in the winter. This is probably tricky for the cleaners as there are no hand showers to help with this task. The USP for this property is clearly the view. It was a shame that attention was not given to cleaning the bi-folding doors to be able to better enjoy them as there were a lot of hand prints all over. Suggestion to owners; Bi-folds could do with a bit of lubrication to keep them running smoothly, getting a bit heavy to move. Lighting in the kitchen is a bit minimal and over the island, the fittings were mucky, cracked and there was no bulb in the one over the hob for cooking. There were no spare bulbs as indicated in the help folder, but we managed to find one of the right type in the standard lamp. This did mean though that we had no gentle light in the lounge of an evening, only spotlights in the ceiling. I'm not confident that the extractor was effective either and may need the filter cleaning, or repairing. it wasn't doing it's job. More important to the owners than the guests really. The photographs show a large bean bag and a table lamp, neither were present. Bit misleading and I would have really appreciated the lamp due to the bulb business I mentioned earlier. We did enjoy our break, not sure that we would return however. Generally, the property is nicely kitted out and well designed, but is beginning to look a bit tired. The owners have certainly made a fabulous job of turning an ex local authority house into a wow home. On that note, people considering Moorings might want to check out Google earth street view. Lovely home, just a bit of attention to detail would be appreciated.

The Moorings is a stylish and beautifully presented semi-detached house, situated in the village of East Portlemouth.

With the South West Coast Path nearby, beaches at East Portlemouth, slipway and passenger ferry to Salcombe town just minutes away, the property is the perfect coastal retreat.

The third bedroom is a twin room, with two single beds, and also provides access to the garden.

Additionally, on the ground floor, there is a family bathroom, and separate utility room.

The open-plan kitchen/dining/sitting room is light and sunny, enjoying a living space that extends onto the decked roof terrace.

The kitchen and dining area is modern and comfortably furnished.

Cosy living area has large sofas and double French doors leading to the roof terrace, as well as bi-fold doors to the balcony.

Outside, in addition to the furnished roof terrace, there is an enclosed tiered garden offering spectacular views.

Parking for two cars is provided.

East Portlemouth is a tranquil village nestled on the southern edge of the Kingsbridge Estuary in the South Devon Coast Area of Outstanding Natural Beauty. The small number of properties that make up this settlement are scattered on the hillside and around the cliff, with part of the village once being home to Coastguards employed during the nineteenth century to prevent any smuggling on this section of the South West Coast Path.
Nowadays the village offers a little cafe (open only on dry days) and a number of tiny peaceful beaches - Fisherman's Cove, Smalls Cove and Mill Bay - all of which have been awarded Safe Bathing status.
Further inland situated creekside, is the pretty village of South Pool with its delightful pub, the Millbrook Inn. A haven for food-lovers, this establishment serves a heady combination of fresh English ingredients with traditional Galic cooking.
Just across the estuary is the popular resort of Salcombe with its charming independent boutiques and plentiful selection of cafes, bars and restaurants, which can be reached easily by a five minute pedestrian ferry ride. Further down the coast are the historic town of Dartmouth with its Castle and the bustling city of Plymouth with its museums, aquarium, theatres, shopping and the Barbican.

Children should be supervised at all times when using terrace/garden.
